San Clemente Real Estate prices

The real estate market in San Clemente has slowed down but prices have remained fairly stable.  In the past 3 months, there have been 108 detached single family homes (SFR) that have sold.  These homes range in price from $515,000 for a 2 bedroom, 2.5 bath, 1,122 square foot property on Enrique street in the Tacayo Canyon subdivision, on up to $3,437,774 for a brand new 5 bedroom, 5.5 bath, 4 car garage 6,070 square foot estate on Via Conocido street in the Lucia tract of Talega.  The median priced home sold was $925,000 and average price of these homes sold is $1,121,680.  The average price per square foot is $408 and the average days on market is 103.

Compared to last year at this time, there were 131 homes that sold in the same 90 day period of time.  These sold homes ranged from a 3 bedroom, 2.5 bath, 1,228 square foot property on Felipe street, in the Tocayo Canyon tract in Forster Ranch which sold for $619,000.  The highest price home sold back then was a 5 bedroom, 5.5 bath, 6 car garage, 7,000 square foot luxury home.  The estate is located on Avenida La Cuesta street and boasts of a panoramic ocean view and was built in 2005 with a Ole Hansen Spanish styled architecture. The median priced home sold 1 year ago was $950,000 and the average priced home sold in San Clemente at that time was $1,099,338.  The average price per square foot was $489 and the average days on market was 45 days.

Today, there are 74 detached homes in San Clemente that are sold in escrow.  These homes range in price from a 2 bedroom. 2 bath, 1,210 square foot house on Calle Sol in the Villagio tract for $585,000.  The highest priced home in escrow is a 4 bedroom, 4.5 bath, 4,104 square foot brand new luxury home.  This fine estate is located on Camino Capistrano in North San Clemente with breathtaking ocean view with an asking price of $5,179,000.

Currently, there are 373 detached SFR homes for sale in San Clemente. The homes range from a 2 bedroom, 2 bath, 1,210 square foot property on Via Otono in the Villiago tract for $575,000.  The most expensive property is a 4 bedroom, 4 bath, 3,400 square foot luxury home on Via Armilla street in the Vittoria tract of Talega, and was built in 2005′. The median price of these homes for sale is $975,000.

Talega Home Prices, San Clemente CA.

Currently there are 72 detached homes for active for sale in Talega, in San Clemente.  These homes range in price from $749,000 for a 3 bedroom, 2.5 bath, 1,700 square foot home on Camino Silla in the Solana tract, up to $2,580,000 for a brand new 5 bedroom, 5.5 bath, 6,055 square foot estate on Via Conocido in the Lucia tract.  The median price of these 72 homes is $1,175,000 and the average price is $1,301,139.  The average price per square foot is $525 and the average days on market is 94 days.

For attached townhomes today, there are 18 Condos listed for sale in Talega.  They range in price from $499,990 for a 2 bedroom, 2 bath, 1,211 square foot condo on Paseo Luna in the Alassia subdivision.  On up to $879,000 for a 3 bedroom, 2 bath, 2043 square foot single townhome with a gold course view on Avenida Cristal in the Carmel tract.  The median price of the these 18 condos is $609,900 and the average price is $640,588.  The average price per square foot is $391 and the average days on market is 61 days.

There are 12 detached homes that are under contract In Escrow in Talega at this time.  They range in price from $704,900 for a 3 bedroom, 2.5 bath, 2,136 square foot home on Via Belorado in the Amalfi tract.  The highest priced home in Escrow is $1,825,000 for a 4 bedroom. 3.5 bath, 3,705 square foot estate on Calle Gaulteria in the Mirador tract.  The average priced home in Escrow is $1,196,187 and the average days on market is 79 days.  For attached condos in Talega, there are 2 condos that are sold In Escrow currently.  One home is priced at $520,000 for a 3 bedroom, 2.5 bath, 1,395 square foot two story townhome, and the other is priced at $544,900 for a 3 bedroom, 2.5 bath, 1,400 square foot 2 story townhome.

In the past 90 days, there have been 35 detached homes that have sold and closed escrow in Talega.  These homes range in price from $470,000 for a 4 bedroom, 2.5 bath, 2,179 square foot home on Via Oviendo in the Amalfi subdivision.  On up to $3,437,774 for a bran new 5 bedroom, 5.5 bath, 6,070 square foot estate on Via Conocido in the Lucia tract. The median price of these 35 properties is $999,000 and the average price is $1,309,894.  The average price per square foot is $342 and the average days on market is 86 days.

In the past 3 months, there have been 11 attached condos that have sold and closed escrow in Talega.  They range in price from $490,000 for a 2 bedroom, 2.5 bath 1,389 square foot condo on Paseo Rosa in the Alassio tract.  The maximum priced condo sold for $800,000 for a 2 bedroom, 2 bath, 1,578 square foot single story townhouse on Corte Pinturas in the 55+ Seagarden community.  The median price condo sold in Talega was $585,000 and the average sold price for condos in the past 90 days was $616,535.  The average price per square foot was $394 and the average days on market was 80 days.

For the same 90 day period last year, there were also 35 detached homes that have sold and closed escrow in Talega in San Clemente.  The medain price of these homes is $950,000 and the average price is $1,153,511.  The average price per square foot was $397 and the average days on market was 31 days.  Comparing these figures to the current day market conditions, finds that the Talega real estate market has faired well in the past year flying in the face of the substantial negative press with regard to the local real estate market.  The average price of homes sold has increased by 12%, while the median price has held steady.  The average price per square foot has decreased by 15%, which indicates that larger homes were purchased in the past 12 months.

Ocean View Homes in San Clemente, CA.

San Clemente, CA:  Due to the hilly terrain of the beach town of San Clemente, many residential homes and condos boast of spectacular Ocean and Catalina Island views.  Some of the first Ocean view homes ever constructed in San Clemente were built in the 1920′s.  The majority of the homes built back then were developed by the visionary Mr. Ole Hanson, who was the founder of San Clemente and dubbed this city the “Spanish Village by the Sea”. 

Due to the evolution of residential development spanning 80 some years, San Clemente offers a wide range of Ocean view properties with regard to size, style, age and ultimately price… from small and relatively affordable condos, ocean close beach cottages, to expansive Estate properties with sweeping panoramic Ocean views.  Currently there are  60 condos that are active for sale in San Clemente that offer some type of Ocean view and these condominiums range in price from a low of $349,000 for a 1 bedroom, 1 bath, 495 square foot condo on Avenida Del Presidente, on up to $3,495,000 for a 4 bedroom, 3.5 bath, 3,108 square foot beach front condominium located in the Vista Pacifica Villas tract on Arenoso Lane.   The median price of these 60 Ocean view condos in San Clemente is $849,500 and the averaged sized Condominium for sale currently is 1,547 square feet.

For single family detached homes offering an Ocean view, there are currently 183 such properties on the market for sale in San Clemente.  These homes range in price from $787,000 for a 3 bedroom, 2.5 bath, 1,812 square foot home in the Richmond Pointe tract on Albergar street.  On up to $4,450,000 for an 8 bedroom, 7 bath, 6,755 square foot custom estate built in 1997 with sweeping panoramic Ocean views on Corte Amatista street.  The median price of these 183 detached houses is $1,299,000 and the average size of these homes is 2,817 square feet.

These same Ocean views and beaches were of course the features that attracted Richard Nixon to call San Clemente home in the early 1970′s at La Casa Pacifica.    Some of the well know  beaches are San Clement State Beach, “T” street beach and the downtown Pier.  San Clemente beaches are very scenic, provide for great surfing and are relatively private especially during the off season.  One of the newer developments of San Clemente to take advantage of the close proximity to the shore line and offer distant Ocean views from the surrounding hills is called Talega

San Clemente Median and Average Home Prices

Scenic seaside San Clemente, CA. real estate market has been slowing down in the past 4 months, but remains healthy. Currently, there are 306 detached homes active for sale  with a Median Home Price of $1,250,000. (The Median price is considered to me a more accurate representation of real estate prices than the Average price.)  The lowest priced detached home currently for sale in San Clemente is a 2 bedroom, 2 bath, 1,100 square foot home for $609,900 located close to Trestles beach. The highest priced home active for sale is 6 bedroom, 8 bath, 7,500 square foot estate priced at $4,400,000 located in Sea Pointe Estates.

There are 82 homes currently under contract (In Escrow) in San Clemente and the Median asking Price is $1,100,000. The average price of these homes is about $1,400,000 and the average price per square foot is about $510/sf, and the average days on market is 70 days. The lowest priced detached home under contract is $719,000 for a 3 bdrm, 1.5 bath, 1,145 square foot property.  The highest priced home in escrow is a 7 bedroom, 8 bath,10,726 square foot estate located in the exclusive ocean front community called Cottons Point Estates, and the asking price is $7 Million.  The ratio of the homes active for sale (306) as compared to the homes sold In Escrow (82) is quick estimate of the Months of Inventory.  Currently, the Months of Inventory is estimated to be 5.6 months which is a Neutral market.

For the past 30 days, there were 49 detached Homes sold and closed Escrow in San Clemente with a median price of $1,050,000 and an average price of  $1,155,663.  The  Average Days on Market was 55 days and the average price per square foot was $517/SqFt.  The least expensive detached home sold in the past 30 days was a 3 bedroom, 2.5 bath, 1,581 square foot home in the Villagio tract.  The most expensive property sold was a 3 bedroom, 2 bath, 2,364 square foot custom home in south San Clemente.

The real estate market for San Clemente Attached housing is a bit stronger.  There are 109 attached Condos currently Active for sale in San Clemente and they have been on the market for sale an average of 56 Days. The Average Condo is Priced at $777,031 and the Median asking Price is $649,900.  The average price per square foot is $492.  The lowest priced condominium is a  1 bedroom, 1 bath, 560 square foot condo price at $317,500 in the Vista Pacifica tract.  The highest priced condominium is priced at $3,795,000 for a 4 bedroom, 3.5 bath, 3,108 square foot condo with a panoramic ocean view also in the Vista Pacifica tract.

Today, there are 27 Condos sold In Escrow, and the median price is $612,000. The lowest priced condominium is a 2 bedroom, 1.5 bath, 1,002 square foot property on El Camino Real.  The highest price condo in escrow is a 3 bedroom, 3 bath, 2,386 square foot property with a panoramic ocean view on Arenoso Lane.

In the past 30 days, there have been 24 Condos sold that closed Escrow . The Average price of these Condos were $676,541 and the Average time of Market was 53 Days. The Median Condo price sold in the last 30 days was $602,000 in San Clemente, CA.  The lowest priced condo sold and closed in San Clemente in the past 30 days, is a 1 bedroom, 1 bath, 495 square foot condo that sold for $330,000 in the Vista Oceana tract. The highest priced condominium sold in the past 30 days, was $1.5 Million for a 4 bedroom, 3.5 bath, 2,6000 square foot custom built condo with ocean and Catalina island views.

For the month of November, 2005′, there we 12 detached houses sold and closed escrow.  These homes ranged in price from a low of $890,000 for a 4 bedroom, 2.5 bath homes on up to a $2,505,000 for a 5 bedroom, 5.5 bath, 5,500 square foot estate on Corte Vizcaya in Talega.  The median price for detached houses sold last month was $1,085,000, and the average price per square foot was $405/SqFt, and the average days on market was 33 days.

Construction of the homes in Talega, San Clemente began in 1999, and continues today in several subdivisions. Talega is located in the eastern foothills of San Clemente and the main access roads from Hwy 5 are Avenida Pico and Avenida Vista Hermosa.  San Clemente is one of the most popular beach towns in California and a national magazine recently rates San Clemente “the best beach town in America”.

The Real Estate market in beautiful seaside San Clemente, CA. is still very healthy. Currently, there are 200 detached homes active for sale in San Clemente with an Average asking Price of $1,286,000 and the Median Home Price is $1,149,000. (The Median price is considered to me a more accurate representation of real estate prices than the Average price.) The Average Days on Market is 49 Days which is an indicator of a healthy real estate market.

There are 97 homes currently under contract (In Escrow) in San Clemente and the Median asking Price is $999,900. Again, the ratio of the homes active for sale (200) as compared to the homes sold In Escrow (97) is another indicator of a healthy real estate market. For the past 30 days, there were 58 detached Homes sold and closed Escrow in San Clemente with an Average Days on Market of 54 days. The Average Price detached home sold was $1,034,000 and the corresponding Median Price of closed homes sold was $880,000. The real estate market for San Clemente Attached housing is even a bit stronger.

There are 86 attached Condos currently Active for sale in San Clemente and they have been on the market for sale an average of 51 Days. The Average Condo is Priced at $708,000 and the Median asking Price is $619,000. For Condos sold In Escrow there are a total of 30 with a Median pirce is $649,000.

In the past 30 days, there have been 27 Condos sold that closed Escrow . The Average price of these Condos were $670,000 and the Average time of Market was 43 Days. The Median Condo price sold in the last 30 days was $594,000 in San Clemente, CA. In summary, although the San Clemente Real Estate market has been slowing down a little bit over the past several months, it is currently still a sellers market with demand out stripping supply. San Clemente Houses for Sale Shopping Tips

Finding a San Clemente house for sale for a great value can sometimes be a trying experience. First, you have to find out about all of the houses for sale in your price range in a timely manner – next, you need to preview the inside of these homes – the, after you’ve have selected a few candidates, you need to analyze to see what’s a fair price for each house – Finally, you formulate your offer to purchase…. and by the time that’s all completed, the really good homes with a great value, are usually sold… So what do you do? Follow our 5 step program to house buying success, as follows…

1.) First – Get with a mortgage lender and obtain pre-qualification letter. We usually recommend mortgage brokers over banks for often times a mortgage broker will have a wider selection of loan programs to choose from as compared to a bank. This step is very important for shopping for a house to buy is challenging enough, and not being confident with regard to your price range makes it even more difficult. The pre-qualification letter (pre-qual), can usually be done in an hour or two, and will tell you how much of house you can afford and what your monthly payments and closing costs will be… valuable information. Shop around for lenders before you give them permission to run your credit, for you don’t want to many inquiries on your credit report at this stage.

2.) I know you have probably heard it before, but is true – Find yourself a good tech savvy Buyers Agent. The services of a good Buyer”s Agent are essentially free to you for the Seller has already signed a contract to pay a commission to the agents who sell their home. So whether you deal with the listing agent, a brand new rookie agent, or a seasoned and professional Buyers Agent, there are no extra costs to you the Buyer! Dealing with the listing agent directly is not such a good idea, for the listing agents fiduciary responsibility and loyalty is first and foremost with the Seller. That leaves you at a negotiating and contractual disadvantage. Also, many listing agents specialize in working with sellers, and many of them don’t have the time, interest nor demeanor to work effectively and patiently with home buyers. Working with a newbie agent with less than 2 years experience f0r the purchase of a $800K house is not such a good idea when you can work with a seasoned professional for the same NO cost! How do you find such a seasoned professional tech savvy Buyers Agent ? – by searching on the Internet or referrals from friends and co-workers.

3.) Once you’ve selected and met with your Buyers Agent, have them set you up on an email alert home finding service that checks the Multiple Listing Service (MLS) every day. When a new listing comes on the market that meets you criteria, it will send you and your Agent an email notifying you of this brand new listing, and the email will contain many details about the house for sale.

4.) When you’re ready, set an appointment with your Buyer’s Agent and go look at all of the houses for sale that meet your needs, wants, price range, etc. In today’s market, that list of houses for sale won’t be to big for the inventory has been low in San Clemente for many months. So in one or two afternoons, you can see every house listed for sale. If you didn’t find a house you like, then start using the email alert service (above), and check your email on a daily basis to see if a new listing pops up that is worth seeing. When a new listing arrives, it’s usually a very good ides to hop in the car and have your buyers Agent show it to you as soon as possible. After a month or so, if you haven’t found a house that strikes you interest, it’s probably time to modify your search parameters… ie; maybe look for slightly smaller houses, look in a few more cities, bump up the price a little bit, etc. etc.

5.) Once you and your agent have found a house (or two) that meet your needs and wants, get together with your agent and formulate an offer to purchase. Here an experienced Buyers agent will be very valuable in getting you the best deal possible, and assuring you a smooth, and timely contract closing (Escrow) process.
