This is a statistical report for Active for Sale and Sold homes and condos in San Clemente. This report is brought to you by the professional realtors at eVantage Real Estate in Orange County, CA. Today, there are 267 detached single family homes for sale, with a median price of $895,000 and an average price per square foot of $380 . These homes are priced from a low of $399,999 for a 2 bedroom, 2 bath, 1,000 square foot home located in Central San Clemente . On up to a maximum price of $9,900,000 for a fine home incorporating 7 bedrooms, 10 baths, with 13,000 square feet of living area, which is located in the Cottons Point Tract.

For attached condos, there are currently 96 condos active for sale in San Clemente . The median price of these condos is $430,000 and the average price per square foot is $400 . These listed condos range in price from a low of $165,000 for a unit comprising of 1 bedroom, 1 bath, 438 square foot, that is situated in the Villa Pacifica Tract. Up to a maximum price of $3,495,000 for a roomy condo consisting of 4 bedrooms, 4 baths, with 3,180 square feet found in the Vista Pacifica Villas Subdivision.

For properties currently under contract in San Clemente there are 150 detached homes in escrow, and the median price is $750,000 . These detached homes range in price from a low of $415,000 for a 2 bedroom, 2 bath, 1,291 square foot property located in Central San Clemente. On up to a maximum price of $5,500,000 for a fine property comprising of 3 bedrooms, 3 baths, and incorporates an expansive 2,000 square feet of living area.

For condos, there are 71 units now in escrow in San Clemente , with a median price of $400,000 . These pending units range in price from $156,500 for a 1 bedroom, 1 bath, 438 square foot condominium, located in the Vista Pacifica Subdivision. On up to a maximum price of $1,550,000 for a fine condo consisting of 4 bedrooms, and 3 baths, with 2,600 square feet, found in Central San Clemente.

In the past 90 days, there have been 125 detached homes that have sold and closed escrow in San Clemente . These sold homes had a median price of $710,000 with an average price per square foot of $323 . These closed homes range in price from a low of $437,900 for a detached home comprised of 3 bedrooms, and 1 bath, with 1,112 square feet, and a maximum price of $3,340,000 for an estate property comprising of 5 bedrooms, 4 baths, and a spacious 7,521 square feet located in the Cyprus Shores Tract.

For the past 3 months, there have been 47 attached condominiums that have sold and closed escrow in San Clemente , California. The median price of these attached units was $375,000 and the average price per square foot was $330 . These sold condominiums ranged in price from a low of $159,900 for a 2 bedroom, 2 bath, 1167 square foot unit found in  Southwest San Clemente. And the maximum priced sold condo was $1,475,000 for a nice unit comprised of 3 bedrooms, 2 baths, and 1,730 square feet that is situated in the Casa De Marca Tract.

San Clemente Home Prices

Today, there are 311 detached single family homes listed for sale in San Clemente, Orange County, Ca.  The lowest priced detached home is listed at $349,900. It is a 3 bedroom, 2 bathroom, 1,685 square foot home located right on top of the golf course and featuring a peek-a-boo view of the ocean. The highest priced home is listed for $9,900,000 and this estate property comprises of a brand new 7 bedroom, 10 bathroom, 13,000 square foot estate located on a 37,750 sq foot lot in the Cotton Point Estates. The home offers an array of features including a 36 seat theater and a separate guest residence. The current median price for all homes Active for sale in San Clemente is $989,000.

There are 110 detached homes located in the city of San Clemente that are pending in escrow.  The lowest priced property is valued at $382,500. It is a charming 2 bedroom, 1 bath, 1040 square foot home built in 1946.  The highest priced property currently in escrow is valued at $2,500,000. This property offers 3,200 square feet of living space, 3 bedrooms and 3 bathrooms. It is located in the guard gated community of Cyprus Shore and boasts a marvelous panoramic ocean view. The median price of homes currently under contract in escrow is $699,000 in San Clemente.

In the past 90 days, there have been 151 detached properties that have sold in San Clemente.  The lowest sales price was $360,000 for a single story 2 bedroom, 1 bathroom, 1,050 square foot home built in 1964.  The highest priced property sold was a 5 bedroom, 4 bath, 4,500 square foot estate valued at $4,700,000. This property is located in the desirable gated community of Silver Oaks and features a large, lush yard and a panoramic canyon view.  The median home sales price is $700,000 and the average sales price in the city within the past 3 months was $845,264 for the past 3 months.   The average price per square foot was $336.41/SqFt, and the average days on market was 112 days.

San Clemente Short Sale Success Story – Case Study #23: Our real estate company, ShortSalesASAP, conducted another successful short sale which we will describe herein.  We will leave out address, names and other private details to protect the privacy of the past homeowner.  This detached home was located in Talega in the Solona tract of  San Clemente, Ca.   This was a 3 bedroom, 2.5 bath with 2 car garage and 1,950 square feet of living area, built in 2001.

This home was purchased by the homeowner in August of 2006′ for $860,000, using a nothing down 80/20 purchase money loan.  The 1st mortgage loan balance was approximately $685,000 and the 2nd mortgage was with Countrywide with an approximate loan balance of $175,000.   The 1st mortgage was a fixed rate loan with Wells Fargo, and the 2nd loan was a variable rate.

San Clemente home prices have dropped about 32% since the height of the market in mid 2006.   California and specifically southern Cal, is being hard hit by the recession and nationwide mortgage loan crisis.   This Talega short sale home also dropped in price by about %35.  Due to the severe recession here locally, the homeowner was experiencing a difficult financial hardship which prevented them from keeping current on the mortgage loans.  They contacted us as a result of a past client reference, to conduct a short sale.

Step 1:  We first gather all of the required documents from the homeowner which includes a simply financial statement, 2 months bank statements, several Pay Stubs, Hardship letter, and bank account balances.  We package this information along with other market data and  present our short sale case to the Banks.   After some hand twisting negotiations with the 1st and 2nd mortgage holders, we got them to preliminary agree to certain short sale terms and conditions.   This Preparation Phase took about 5 weeks to complete.  During this phase,  the property owner lived in the home as usual with no interruptions to their daily lives.   And due to their hardship, they were unable to make their mortgage and lived payment  free.

Step 2:   Once we received preliminary short sale approval, we began the process of  Marketing the property for sale.   This San Clemente home was marketed on the Multiple Listing Service, and also on the Internet but the short sale status was not displayed on any Internet advertising to the public.  The listing price was set at $580,000, which was approximately the market value at that time.     After a period of about 3 weeks, we obtained an  offer from a qualified  buyer for $545,000.   After some back and forth negotiations from our listing Realtor,  we arrived at a price of $555,000.

Step 3:   Once the listing Realtor acquired all of the necessary signatures from the buyer and seller, and reviewed the loan qualification status of the buyer,  we opened escrow.  Our short sale team then packaged the new purchase offer, along with required Short Sale disclosures and Buyers loan qualification paperwork, and submitted the package to the 1st and 2nd mortgage banks, to conduct the final short sale adjustments of the terms, conditions and costs.

After some tough negotiations with our expert short sale Realtor team, and our attorney, we got both the 1st lender, Wells Fargo,  and 2nd lender, Countrywide, to agree to this short sale offer of $555,000.  Once we received the bank short sale approval letters, we moved forward with the buyers closing through escrow. This last step was completed in about 21 days.

Final Result:   After the completion of the short sale, and close of escrow, the $860,000 total mortgage debt on the home was retired.   The homeowner was able to rent a comparable home and is saving about $1,400 per month.    The homeowner was able to live in their home during this short sale process and did not make any mortgage payments.   In addition, the homeowners FICO score was not as negatively effected as it would have been if the banks had foreclosed.

Affordable homes for Sale in Aliso Viejo

Real estate prices in Orange County have pulled back substantially in the past 18 months.  In the City of Aliso Viejo, CA. the price per square foot in the 3rd Quarter of 2006′ was $408/SqFt, and the price per square foot for detached homes now stands at $336/SqFt.  This represents a drop in values of 17.5%.  This severe pull back in prices is the result of a much needed correction to the unprecedented run-up in prices from 1997 to 2006′, coupled with a high rate of foreclosures caused by the easy money lending standards of the past 5 years.

This major drop in home prices, has made for a good time for prospective home buyers.  Today’s prices represent what homes were selling for in mid 2004′, and interest rates are still at all time lows.  Plus, congress is about to pass temporary loan limit increases for FHA loans, which will enable many first time home buyers to purchase a home in Aliso Viejo.

Currently there are 27 detached homes that are listed for sale that are priced less then $550,000.  These homes range in price from $449,000 for a 3 bedroom, 2 bath, 1,300  square foot detached home on Soho Court in the Hamptons tract.   Up to the $550,000 mark for a 3 bedroom, 3 bath, 1,722 square foot home on Wellington Place in the Canterbury tract.

San Clemente Condo Prices

Although the rate of sales has dropped more then 30% from this time last year in south Orange County, the condo prices in San Clemente have been resilient.  Currently there are 178 condominiums available for sale in San Clemente.  This condos range in price from a low of $249,900 for a 1 bedroom, 1 bath, 438 square foot unit on Calle Del Cerro in the Vista Pacifica tract.  On up to $3,695,000 for a ocean bluff front 4 bedroom, 3.5 bath, 3,108 square foot townhome boasting of a panoramic ocean and San Clemente Pier view, located on Avenida Victoria.  The median price of these condos for sale is $625,000 and the average price is $737,462.  The average says on market is 97 days and the average price per square foot is $507. 

Currently there are 20 condos that are sold under contract (In Escrow) in San Clemente.  The condominiums range in price from a low of $259,000 for a 1 bedroom, 1 bath, 495 square foot unit on avenida Del Presindente in the Vista Oceano tract.  And the highest price in escrow is $1,490,000 for a 2 bedroom, 3 bath, 1,347 square foot townhome on Avenidad Granada in the Reef Gate West subdivision, offering a majestic ocean and catalina island views.  The median price of these condos in San Clemente is $625,000.

In the past 90 days, there were 42 condos in San Clemente that sold and closed escrow.  These condominiums ranged in price from 255,000 for a 1 bedroom, 1 bath, on Avenida Del Presidente, on up to $2,650,000 for a 4 bedroom, 4 bath, 2,592 square foot unit built in 2007′ with a 4 car garage and ocean view, on Boca De La Playa.  The median price of these 42 sold condos was $575,000 and the average price was $687,170.  The average price per square foot was $498 and the average days on market was 88 days.

Comparing the above today’s sold data, with the same 90 day period of time 1 year ago, one finds that were 69 condos that sold and closed escrow in San Clemente at that time.  These condos ranged in price from $260,00 on up to $1,600,000.  The median price for these condominiums was $590,000 and the average price was $647,024.  The average price per square foot was $485 and the average days on market was 63 days.  As compared to last year, the median price has only dropped 2.5%, the average price has dropped 5.8 percent and the price per square foot just dropped 2.6%.

San Clemente Real Estate prices

The real estate market in San Clemente has slowed down but prices have remained fairly stable.  In the past 3 months, there have been 108 detached single family homes (SFR) that have sold.  These homes range in price from $515,000 for a 2 bedroom, 2.5 bath, 1,122 square foot property on Enrique street in the Tacayo Canyon subdivision, on up to $3,437,774 for a brand new 5 bedroom, 5.5 bath, 4 car garage 6,070 square foot estate on Via Conocido street in the Lucia tract of Talega.  The median priced home sold was $925,000 and average price of these homes sold is $1,121,680.  The average price per square foot is $408 and the average days on market is 103.

Compared to last year at this time, there were 131 homes that sold in the same 90 day period of time.  These sold homes ranged from a 3 bedroom, 2.5 bath, 1,228 square foot property on Felipe street, in the Tocayo Canyon tract in Forster Ranch which sold for $619,000.  The highest price home sold back then was a 5 bedroom, 5.5 bath, 6 car garage, 7,000 square foot luxury home.  The estate is located on Avenida La Cuesta street and boasts of a panoramic ocean view and was built in 2005 with a Ole Hansen Spanish styled architecture. The median priced home sold 1 year ago was $950,000 and the average priced home sold in San Clemente at that time was $1,099,338.  The average price per square foot was $489 and the average days on market was 45 days.

Today, there are 74 detached homes in San Clemente that are sold in escrow.  These homes range in price from a 2 bedroom. 2 bath, 1,210 square foot house on Calle Sol in the Villagio tract for $585,000.  The highest priced home in escrow is a 4 bedroom, 4.5 bath, 4,104 square foot brand new luxury home.  This fine estate is located on Camino Capistrano in North San Clemente with breathtaking ocean view with an asking price of $5,179,000.

Currently, there are 373 detached SFR homes for sale in San Clemente. The homes range from a 2 bedroom, 2 bath, 1,210 square foot property on Via Otono in the Villiago tract for $575,000.  The most expensive property is a 4 bedroom, 4 bath, 3,400 square foot luxury home on Via Armilla street in the Vittoria tract of Talega, and was built in 2005′. The median price of these homes for sale is $975,000.
