The La Mancha condominiums are located at the intersection of Oso Pkwy and Marguerite Pkwy in the South Mission Viejo nestled among nature pines, and is adjacent to the Mission Viejo Golf Course. California Colony is a popular single family detached home community for first time home buyers located in north Mission Viejo, CA.   California Colony is a patio home zero lot line subdivision consisting of 178 detached homes and were built by Kaufman and Broad in the mid to late 1980’s.  Home owners have Mission Viejo Lake privileges which is just a short walk away, and the monthly association dues at California Colony are only about $50 per month.  This community has a great north central location which allows residents to walk to schools, and offers a wide assortment of  shopping and restaurants close by.

Mission Viejo House Prices – December 2005′

Mission Viejo detached House prices have increased substantially since December of last year.  Recently though, the Mission Viejo and Orange County real estate makret has slowed down considerably. 

Currently, there are 166 detached houses listed for sale in Mission Viejo ranging in price from $469,900 for a 2 bedroom, 1 bath, 965 Square Foot home in the retirement community of Casta Del Sol, on up to a house for sale for $3,295,000 with 5 bedrooms, 5 baths, and 5,264 square feet located lake front on Lake Mission Viejo.  The median priced house currently for sale is $799,900 and the average price per square foot is $420/SqFt.

On this day, there are currently 76 detached houses Pending in escrow.  The lowest priced house is a 3 bedroom, 2 bath 1,472 square feet $549,990 in the retirement community of Casta Del Sol, and the most expensive asking price is $1,299,000 for a  4 bedroom, 4.5 bath, 3,403 square foot.  The median priced home is $749,000 for a 3 bedroom, 2.5 bath, 2,036 square foot.

For the month of December, there were 57 detached houses in Mission Viejo that sold and closed escrow.  The lowest priced house sold for $521,900 for a 2 bedroom, 2 bath, 1,060 square foot and the most expensive house that sold in December in Mission Viejo was $1,215,000 for a 5 bedroom, 3 bath, 3,100 square foot property. The median price of houses sold and closed in December was $713,000 and the average price per square foot was $397/SqFt. The average days in market was 48 days.  

For the month of December of 2004′ there were 107 detached houses that sold and closed escrow and the median price was $555,000 and the average price per square was $348/SqFt with an average days on market of 60 days. This represents a 14% gain in the price per square foot for detaches houses in Mission Viejo and a 28% gain in the Median priced houses in the past year.

La Paz tract Homes in Mission Viejo CA.

The desired La Paz community in Mission Viejo, CA. comprises of 1,263 detached homes built by the Mission Viejo Company.  The La Paz tract was one of the first communities built in Mission Viejo with home construction starting in 1966 and completed around 1970.  Over the years, this community has maintained a high level of pride of ownership which continues to this day.

The La Paz tract is located in central Mission Viejo and is just west of Marguerite, south of La Paz and north of Oso.  The Mission Viejo Company developed 14 distinct one and two story floor plans ranging in size from 1,488 square feet to 2,710 square feet as listed below:

There are currently two La Paz tract homes Pending in escrow and the asking prices were $729,000 for a 3 bedroom, 2 bath, 1,488 square foot home and $739,900 for a 4 bedroom, 2 bath, 1,656 square foot home.  For the month of November of this year, there were 4 homes Sold and closed and escrow. The sales prices ranged from $725,00 for a 3 bedroom, 2 bath, 1,450 square foot home on up to $869,000 for a 3 bedroom, 2 bath,  2,291 square foot home.  These sold homes were on the market for sale for an average of 33 days.  The average sales price for these 4 homes sold in November of 2005′ was $788,750, as compared to the average price of  $563,000 for 2 homes that were sold in November of 2004′ in the La Paz tract.

Deane Homes in central Mission Viejo were built by the Deane Brothers in the mid to late 1960’s.  This tract of 652 detached homes has maintained its popularity to this day.  The Deane Brothers developed 7 distinct  one and two story floor plans as listed below:

Beautiful Stoneridge Estates is nestled in the rolling northeast hills of Mission Viejo, CA.  This hillside location boasts of many lots with panoramic views.

Currently there are 9 homes Active for sale in Stoneridge Estates.  These homes range in price from $1,049,900 for a 4 bedroom, 2.5 bath, 2,600 SqFt home on up to $1,499,876 for a 4 bedroom, 3.5 bath, 3,400 SqFt estate.  The median asking price is currently $1,175,000 and the average days on market is 53 days. 

There are only two homes Pending in escrow in Stoneridge, Mission Viejo.  One pending property is a 4 bedroom 2.75 bath, 3,600 SqFt estate with an asking price of $1,149,000. The other home in escrow is a 5 bedroom, 3 bath, 3,100 SqFt property. 

The the 30 days from mid October to Mid November, there were 5 homes that have sold and closed escrow.  The lowest priced home was a 4 bedroom, 2.5 bath, 2,700 SqFt home and the sales price was $940,000, but did not have a view.  The highest priced home sold in this time period was a 4 bedroom, 3.5 bath, 4,000 SqFt estate which sold for $1,285,000.  The median price of these sold homes was $1,122,000 with the average days on market of 46 days.

Mission Viejo and Lake Forest among Safest Cities in America

The Orange County Register just reported that the recent National Crime rate survey published by Morgan Quitno Press ranks Mission Viejo and Lake Forest in there list of the top 10 safest cities in America.  This crime survey evaluates medium sized cities throughout the USA with populations from 75,000 to 100,000.   The survey evaluates nearly 700 cities across America that have a population size from 75,000 to 100,000.  This is no surprise to the locals and the city police department, for Mission Viejo has been ranking in the top 10 for eight years in a row,  This Morgan Quitno Press survey is based upon six crime statistics which are:  Burglary, Homicide, Rape, Aggravated Assault, Robbery and motor vehicle theft.

The extremely low crime rate is one the many attractions why peopl choose Mission Viejo and Lake Forest as their home.  Aliso Viejo, Laguna Niguel, Dana Point and San Clemente also have comparable low crime rates but are not included in this Morgan Quitno Press survey since the populations are less than 75,000.

Yes, south Orange County has is all… Ocean close neighborhoods, beautiful homes on rolling hills offering many views, near perfect weather, close proximity to high paying jobs, award winning public schools, clean air, all types of outdoor recreational activities within a short drive, and has some of the lowest crime in America.  The only thing we’re lacking is affordable homes, but with all of the above going for it, it’s no wonder houses are priced where they are.
