This is a statistical report for Active for Sale and Sold homes and condos in Mission Viejo . This report is brought to you by the professional realtors at eVantage Real Estate in Orange County, CA.  Today, there are 208 detached single family homes for sale, with a median price of $599,000 and an average price per square foot of $296 . These homes are priced from a low of $339,000 for a 2 bedroom, 2 bath, 1,279 square feet located in the subdivision called Casta del Sol . On up to a maximum price of $3,675,000 for a fine home incorporating 4 bedroom, 6 bath, 6,084 square feet which is located in the Tres Vistas Custom Tract.

For attached condos, there are currently 80 condos active for sale in Mission Viejo . The median price of these condos is $310,000 and the average price per square foot is $247 . These listed condos range in price from a low of $139,000 for a unit comprised of 1 bedroom, 2 bath, 642 square feet and is situated in the Las Palmas Tract. Up to a maximum price of $599,800 for a roomy condo consisting of 2 bedroom, 2 bath,1,448 square feet found in the Mallorca Condos Subdivision.

For properties currently under contract in Mission Viejo there are 147 detached homes in escrow, and the median price is $480,000 . These detached homes range in price from a low of $209,900 for a 2 bedroom, 1 bath, 1,415 square feet home located in the El Dorado Tract. On up to a maximum price of $1,125,000 for a fine property comprising of 6 bedroom, 4 bath, 3,651 square feet located in the Stone Ridge Tract.

For condos, there are 129 units now in escrow in Mission Viejo , with a median price of $300,000 . These pending units range in price from $120,000 for a 1 bedroom, 1 bath, 513 square feet located in the Las Palmas Subdivision. On up to a maximum price of $624,900 for a fine condo consisting of 2 bedroom, 2 bath, 1,286 square feet found in the Mallorca Condos Subdivision.

In the past 90 days, there have been 168 detached homes that have sold and closed escrow in Mission Viejo . These sold homes had a median price of $530,000 with an average price per square foot of $275 . These closed homes range in price from a low of $300,000 for a home comprised of 2 bedroom, 2 bath, 1,230 square feet situated in the Casta del Sol Subdivision. And a maximum price of $1,150,000 for a fine property incorporating 4 bedroom, 4 bath, 3,200 square feet found in the John Lyttle Tract.

For the past 3 months, there have been 78 attached condominiums that have sold and closed escrow in Mission Viejo , California. The median price of these attached units was $310,000 and the average price per square foot was $228 . These sold condominiums ranged in price from a low of $120,000 for a 1 bedroom, 1 bath, 473 square feet located in the Las Palmas condo Tract. And the maximum priced sold condo was $567,500 for a nice condo comprised of 3 bedroom, 3 bath, 1,781 square feet situated in the Mallorca Condos Tract.

Mission Viejo Homes are Selling Fast

The local real estate market here in Mission Viejo and Orange County has gone through a major price correction that began in the Spring of 2006′.  In the Spring of 2006′ the Median sales price for a detached home (SFR) in Mission Viejo was $735,000, and for attached condos the median price was $485,000 at that time.  Today, the median sales price for SFR homes is $515,000, and $315,000 for Condominiums.  This represents a price decline of 30% for detached homes and 35% for attached Condos in Mission Viejo.

Due to this severe decline in prices, and historically low interest rates, well priced homes and condos are selling very rapidly in Mission Viejo.  The most accurate measure of the strength or weakness of any local real estate market is the measure of Months of Inventory.  Months of Inventory is a standardized statistic of the calculation of how many months it would require to sell the current existing inventory of homes for sale.  This is basically a calculation of the ratio of the number of homes active for sell, compared to the rate at which homes are currently selling.  The larger the inventory of homes, and the slower rate of sales produces a large calculation of Months of Inventory.  Correspondingly, and small Months of Inventory represents a strong Sellers market.

Mission Viejo Home Values

Today, there are 181 detached single family homes listed for sale in Mission Viejo, Orange County, Ca.  The lowest current detached home price is $360,000 for a 3 bedroom, 2 bathroom 1,123 square foot home offering a view of Saddleback Mountain. The highest priced home is listed for $2,995,000, which is a 5,500 square foot, 5 bedroom, 5 bathroom lakefront estate built in 1990 on Lake Mission Viejo. This property features a gorgeous view of the lake and a private dock right in the backyard. The current median price for all home Active for sale in Mission Viejo is $619,000.

There are 180 detached homes located in the city of Mission Viejo that are pending in escrow. The lowest priced property currently in escrow is valued at $209,900. It is a 2 bedroom, 1 bath, 1415 square foot home. The highest priced property currently in escrow is priced at $2,200,000. It is a 3,693 square foot lakefront estate on Lake Mission Viejo featuring 4 bedrooms and 4 bathrooms. This home has privacy plus as it is at the end of a cul-de-sac in the guard gated community of  Tres Vistas. The current median price for properties in escrow is $495,000.

In the past 90 days, there have been 192 detached properties that have sold and closed escrow in Mission Viejo. The lowest sales price for a detached property was $310,000 for a clean, upgraded 3 bedroom, 2 bathroom, 1,100 square foot home built in 1972, located just a short drive from the freeway and within walking distance to Colinas park. The highest priced property sold was a 4 bedroom + a loft, 4 bathroom, 3,316 square foot estate built in 1993. This home was priced at $910,000 and located on a cul de sac in the Anacapa community. This property features a rock pool and spa with a waterfall and a spectacular panoramic ocean view. The median home sales price is $510,000 and the average sales price in Mission Viejo within the past 3 months was $541,911. The average price per square foot was $275.59/SqFt. The average days on market was 66 days.

Mission Viejo Bank Owned Homes for Sale

Bank Owned REO homes are a great buy in today’s Mission Viejo CA marketplace.  The typical bank owned home is selling for 98% of the asking price and are Sold within 17 days on average according to the statistics from the Orange County MLS.   In addition, Bank Owned detached (SFR) homes in Mission Viejo are selling at an average price of $254/SqFt , and bank foreclosure condos are selling at an average of $215/SqFt.

Many of these foreclosure homes need some modest repairs such as paint and carpet, but sometimes needed repairs can be much more.  If you are planning in buying a bank REO home, make sure you are working with an experienced Realtor, and you employ the services of a professional home inspector.  If you are planning on buying a Condo, make sure you check with your mortgage lender to see if the condo tract is approved with FHA, if you intend to use such a loan.

BANK OWNED FORECLOSED HOMES LISTED FOR SALE IN MISSION VIEJO, CA

This detached home was located in the Cordova south tract in Mission Viejo, and was sold via a Short Sale by the ShortSaleASAP team.  It was originally purchased by the homeowner in July 2006′ for $620,000 with a 10% down loan. The property had 2 mortgage loans (80% and 10%) both with adjustable rate mortgage loans with a total outstanding balance of $550,000. Due to the severe financial and real estate recession that has plagued southern California, and specifically Mission Viejo, this home has dropped in value by more then 35% since it was purchase in 2006′. This Mission Viejo home was upside down by about $150,000. The homeowner had a financial hardship and was having trouble keeping up with their mortgage payments.

The homeowners looked into a Loan Modification and had pre-qualified for one. But the reduction in payments was not enough to solve their issues, plus the loan modification did not address the fact that the home had loan debts of more then $150,000 above what the home was worth. They contacted us in July of 2008′ to learn about the Short Sale option, and selected us to conduct the short sale.

This Mission Viejo home was initially put in our Short Sale Preparation Phase in which we gather the documents from the homeowner and contact the banks to establish and present our short sale case. This Preparation Phase took about 6 weeks to complete, and during that time the homeowner lived in the property as usual with no interruptions from other agents or prospective home buyers.

Then the Short Sale Marketing-Sales Phase began in which we placed the property on the market in the Multiple Listing Service (MLS) at a price of $425,000. After a period of about 2 weeks, we made a small drop in the price, and we obtained a buyer. After several back and forth negotiations, we arrived at a purchase price of $405,000. This Phase took 4 weeks to complete.

At this point, the Short Sale Bank Negotiations Phase began. Here we packaged the purchase offer from the Buyer,  required Short Sale disclosures, along with the Buyers loan qualification documents. We submit the updated package to the 1st and 2nd mortgage banks, to conduct the final short sale negotiations. After many heated discussions with our expert negotiation staff, our attorney and the bank officials, we got both the 1st and 2nd Mortgage Banks to agree to the short sale offer.  Once we received the bank short sale approval letters, we moved forward with the buyers closing through escrow.  The last Phase was completed in about 5 weeks.

The result was that the entire debt on the home was removed from the homeowner.   The homeowner was able to live in thier home during this short sale process and did not make any payments.  They were also able to rent  a comparable home for substantially less then what their payments used to be.   In addition, the homeowners credit is not as damaged as it would have been if the banks had foreclosed.  They are now working with our credit restoration affiliate and their credit rating should be repaired to a level where they can once again buy a Mission Viejo home in 10 months from now, and they will be $150,000 ahead in equity.

Gated Homes in Mission Viejo, CA.

A Gated entrance for single family home and Condo subdivisions offer a feeling of  prestige and safety to a residential community.  Although Mission Viejo is one of the lowest crime cities in the U.S., many people prefer gated communities for that extra sense of security. 

There are two forms of gated subdivisions.  One is he automatic gated entrance which is typically activated by the home owners using a remote controlled opener and security code that is changed periodically.  The other is a human 24 hour gate guard, or a combination of a human gate guard during certain hours, and an automated gated entrance during off hours.

Beautiful Cortez Homes – Mission Viejo, CA.

Nestled in the rolling hills in south Mission Viejo lies the detached single family home community called Cortez.  This fine subdivision was built in the early 1980′s by the respected Mission Viejo Company and consist of 152 detached 1 and 2 story homes. The Cortez tract is located near the intersection of Oso and Felipe.  Cortez comprises of 5 distinct floor plans as follows: 

  • Pueblo – A:  3 bedrooms, 2 baths, 1,601 square feet, single story
  • Tierra Blanca – B:  3 bedrooms, 2.5 baths, 1,833 square feet, two story

Castille Homes in Mission Viejo, CA.

The Castille tract of homes were built by the renowned Mission Viejo Company.  There are actually two tracts, one located in Central Mission Viejo and the other located North Mission Viejo.  Castille North is located by the intersections of Los Alisos Blvd. and Vista Del Lago and Castille Central is located by the intersection of Trabuco Rd and Marguerite Pkwy.   Both Castille North and Central were developed in the early 1970′s. 

Castille North comprises of 264 single family detached homes and incorporates the streets of:  Altanero, Atomo, Balcon, Contento, Empanada, Esplendor, Esquina, Falencia, Medra, Oropel., Platino, Via Noveno, Vilia, and Visio Ln.

Castille Central is a much larger tract and comprises of 1,495 detached homes and includes the following streets:  Abeto, Agrado, Ancia ln., Arbolitos, Bellota, Bocina, Borrasca, Durazno, Escala Dr., Estribos, Golondrina, Hayuco, Lirio, Los Caballos, Nopales, Pasatiempo, Quetzal, Reflejo, Riendas, Ruisenor, Sinsonte, Siruela, Tirante, Via Astorga, Via Avila, Via Balsa, Via Vayona, Via Burgos, Via Calzada, Via Cebrero, Via Duero, Via El Rocio, Via Estella, Via Fineza, Via Flores, Via Guadix, Via La Coruna, Via Navarra, Via Olmo, Via Oviedo, Via Potes, Via Victoria, Via Vigo, and St. Elena.

Castille North homes are serviced by the respected Saddleback Valley Unified School district.  The elementary school is Del Lago, and the middle school is Los Alisos Jr High School.  The high school for Castille north is Trabuco Hills

The Castille Central subdivision is serviced by the award winning Capistrano Unified School district. Due to the large size of this tract, there are two elementary schools which are Castille and Phillip Reilly grade schools.  The middle school is Newhart Jr High and the high school is Capistrano Valley.
