Today, there are 278 detached single family homes for sale, with a median price of $2,595,000 and an average price per square foot of $1,130 . These homes are priced from a low of $450,000 for a 2 bedroom, 2 bath, 1,190 square foot home located in the Laguna Terrace Park neighborhood. On up to a maximum price of $35,000,000 for a fine home incorporating 3 bedrooms, 3 baths, which is located in the South Laguna Bluffs area.

For attached condos, there are currently 53 condos active for sale in Laguna Beach . The median price of these condos is $1,050,000 and the average price per square foot is $982 . Laguna Beach Short Sale Success Story #37 -  Another short sale has been sold and closed by the  ShortSalesASAP Group here in Laguna Beach, CA.  The Short Sales ASAP group is #1 in Short Sale closings in Orange County.  We have been sharing many of our success stories for the benefit of the public who may be caught in today’s mortgage loan crisis.  Short Sales are not easy to close, so it is imperative that one seeks a Realtor expert to conduct such a transaction.  Some of the details of this short sale story will not be divulged in order to protect the privacy of the past property owner.

Property and Finance Details: This Laguna Beach property was a 3 bedroom, 3 bath, 1,550 square foot detached home with a panoramic ocean view.   This home was purchased in January of 2006′ for $1.15Million, using 90% financing which resulted in a first mortgage loan of $1,035,000.  The homeowner had to move back east, and tried to sell the home using traditional methods, but was not able to do so.

Laguna Beach Real Estate Market Conditions: The real estate market here in southern California has been gone through a major price correction.  Laguna Beach has suffered a large decline in real estate prices, but not as bad as  other Cities in Orange County.   This severe real estate recession is due to the overheated southern California market that started in 1999, the nationwide mortgage crisis, and job losses here in Orange County.  Although, we now see signs that price decreases have slowed down considerably, and we may be approaching the bottom of the market cycle pricing.

Only 37 % of Short Sales actually sold and closed escrow in Laguna Beach in the past 12 months.  Whereas, the ShortSalesASAP Group closes over 94% of our short sale listings.

SHORT SALE – PHASE:  The homeowner contacted us via a referral, and we answered all of their questions and concerns regarding short sales.  The property owners signed the  listing agreement and short sale addendum, and our preparation team gathered all of the required documents from the homeowner.  These documents were carefully packaged in the format required, and delivered to the 1st mortgage bank to present the short sale proposal.   3 weeks later, and after some cunning negotiations, our expert team was able to obtain preliminary approval for the Short Sale.

MARKETING AND SALES – PHASE:   Once we obtained the preliminary short sale approval, we put this Laguna Beach property on the market for sale.  It was originally listed in the Multiple Listing Service (MLS) for $950,000.   After about 3 weeks on the market with very little interest, we dropped the price again to $925,000.  We obtained an offer from a qualified buyer for $850,000.  After some negotiations with our short sale Realtor expert, we finally arrived at a price of $872,000.

CLOSING – PHASE:  Once all of the purchase contract documents are signed by the buyer and seller, our team packages theses documents along with the buyer loan qualification letter. This package was then sent to the 1st mortgage Bank.  Our short sale negotiator then went to work to finalize the final terms and conditions of this short sale.  After some additional negotiations, we convinced the  Banks to agree to the final short sale.    The property escrow then closed 35 days later.

IN SUMMARY: The entire mortgage debt of $1,035,000 was eliminated so that the homeowner did not owe this money anymore.  We were also able to negotiate $2,500 from the Bank to pay to the homeowner, which is referred to as “Cash for Cooperation”, which many banks are now offering as an incentive to homeowners to cooperate with a short sale, versus letting the property go to Foreclosure.

New Homes for Sale in Laguna Beach, CA.

Laguna Beach CA. offers some of the most desirable estate properties in the country… and no wonder given the spectacular ocean views, pristine beaches and near perfect weather that one finds in Laguna Beach. 

New homes for sale are hard to come by, for there if very little buildable land remaining, and the building department of Laguna Beach is very demanding regarding permits.  Currently there are only 12 homes for sale ranging in price from $1,085,000 to up to $38 Million.  Below is a list of all homes for sale that were built in the years 2006′ or 2007′ as follows:

Laguna Beach Ocean View Homes

Laguna Beach, CA. offers some of the most spectacular Ocean View properties in all of southern California.  The city slopes slightly in from the beach, and then ascends into hills and local mountain tops, thus providing many home-sites with majestic ocean  and coastline views. The beaches in Laguna are some of the most scenic in southern California due to the many white sandy beach coves, rock jetty’s, crashing waves and steep cliffs. Due to the hilly terrain and some landslides over the years, the Laguna Beach building codes makes home construction very challenging and expensive.  Permit costs, construction costs and land costs all add up to some of the most expensive real estate in the Nation. 

Relatively more affordable detached homes priced less then $2 Million that offer sweeping ocean views can be acquired in Arch Beach Heights, Summit Ridge, Top of the World, Temple Hills and even in Upper Victoria Beach areas to name a few.  These homes range in price from $1,250,000 for a 4 bedroom, 2 bath (actually 2 cottages on one lot), on a 4,770 square foot lot on Top of the World Drive.  The ocean views from this property are marginal but do exist.   A smaller home in Temple Hills with unobstructed whitewater view of Main Beach currently has an asking price of  $1,799,000 .  The home has 2 bedrooms. 1.5 baths, 2 car garage  with 1,392 square feet of living area and many fine upgrades…. and a killer ocean view.  These homes range in age from 1929 to 1997 and everything in between.  Some of the older and smaller homes with nice ocean views are basically priced for their land value.

For those with very deep pockets, beachfront estates with up-close sweeping ocean views range in price from $15 to $40 Million dollars.  There are currently 7 such properties on the market for sale in Laguna Beach.  A 5 bedroom, 5.5 bath, 7,220 square foot home located on the sand has a current asking price of $15.9 Million.  This estate is located in the prestigious gated community of of Lagunita, and was built  in 1983.   A second oceanfront property for sale in Lagunita offers panoramic coastline and Catalina island views, with 4 bedrooms, 4.5 baths and 4,300 square feet of living area with a price tag of $17 Million.

Laguna Beach Real Estate prices

The real estate market here in Laguna Beach, CA. has slowed down as compared to a year ago but prices have remained reasonably stable.  In the past 3 months, there we 56 detached homes that have sold and closed escrow.  The lowest priced detached home the sold was a 2 bedroom, 1 bath, 910 square foot home built in 1915 that sold for $872,000.  This property is locate in Laguna Village and basically sold for its land value for the house was essentially worthless.  The highest priced sale in the past 30 days was a property consisting of a main 3 bedroom, 3 bath home, with two units behind the main house.  The property boasted of a sweeping panoramic ocean  and Catalina Island view, and was located in the Victoria Beach community of Laguna Village.  The median priced home was $1,825,000 and the average price of these 56 sold homes was  $2,345,850.  The average days on market was 89 days and the average cost per square foot was $658. 

Comparing this to the same 90 day period one year ago we find that there were 63 detached homes sold in Laguna Beach.  The least expensive sold for $605,000 and was a 3 bedroom, 2.5 bath, 1,289 square foot home located in Canyon Hills which is about 5 miles from the coast and adjacent to Aliso Viejo.  The most expensive property sold in Laguna Beach 1 year age during this 90 day period was a 4 bedroom, 4.5 bath, 6,300 square foot estate located on Coast Hwy in South Laguna.  The sales price was $8.8 Million and this property boasted of panoramic ocean views.  The median price 1 year ago was $1,625,000 and the average price was $1,931,942.  The average price per square foot was $827 and the average days on market was 86 days.  The median price increase by about 12% and the average price by about 20%, the median being the more accurate analysis.  Although the price price square foot has dropped by 25% which is indicative of buyers buying larger homes in the past year and prices dropping somewhat.

Currently, there are 46 detached single family residences currently under contract in escrow in Laguna Beach.  The least expensive home is a 1 bedroom, 1 bath, 536 square foot cottage built in 1935 located on Solana Way in Laguna Village, with an asking price of $849,900 which is essentially the land value.  The highest priced home in escrow is a 3 bedroom, 3 bath, 2,646 square foot estate for $8.9 Million and incorporates a sweeping ocean view.  The median price of these homes in escrow is $1,649,000. 

On this day, there are 180 homes for sale ranging in price from a low of $725,000 for a 3 bedroom, 2.5 bath, 1,664 square foot home in the California Cove tract in Laguna Canyon.  The highest priced  home currently for sale is a 6 bedroom, 6.5 bath, 11,961 square foot  luxury ocean front estate currently under construction. This fine property is located in the Emerald Bay community in North Laguna and is range priced from $18.9 to $33.9 Million. The seller/builder remarks that this property will one of the most remarkable oceanfront properties in the world.  The median priced home for sale is $2,295,000 and the average priced home is $3,950,000.  The average asking price per square foot is $1,142 and the average days on market are 102 days.
