Today, there are 96 detached single family homes listed for sale in Ladera Ranch, Orange County, Ca.  The lowest current detached home price is $425,000 for a 3 bedroom, 3 bathroom 1,600 square foot property built in 2002 featuring many upgrades including granite counter tops, cabinets, wood flooring and plantation shutters. The highest priced home is a 7,000 square foot, 6 bedroom, 8 bathroom custom estate listed for $4,899,900. Built in 2006, this home features a separate home theater as well as both indoor and outdoor gourmet kitchens.  The current median price is $849,000.

Currently, there are 78 detached homes located in the city of Ladera Ranch that are pending in escrow. The lowest priced property currently in escrow is valued at $356,900. Ladera Ranch Short Sale Success Story #38

Another successful Short Sale case study for a detached home located in Ladera Ranch, Ca.   This single family detached home was 4 bedroom, 4 bath, 3,568 square foot home, with 3 car garage.  This property was sold and closed escrow in September of 2008,  via a Short Sale by ShortSalesASAP.

This spacious home was bought by the homeowner in December 2006′ for $1,200,000. There was 1st Mortgage with a loan balance of $960,000 serviced by Countrywide Mortgage, and a 2nd Mortgage with a balance of $240,000 serviced by Wells Fargo.  Both loans were fixed rate mortgages.

Real Estate prices have taken a beating in the past 2 years throughout Orange County, CA. and prices have also decreased sharply in Ladera Ranch as well.  This Ladera Ranch home has dropped in value by about 28% in the past 2 years.  The homeowner had a financial hardship and was having difficulty keeping up with their mortgage payments.  They looked into a  Loan Modification, but decided to conduct a Short Sale since they still would have been $325,000 in the hole with this property after the Loan Modification.

PHASE I: This Ladera Ranch home was initially put in our Short Sale Preparation Phase. Here we gather all of the required documents from the homeowner and contact the banks to present our short sale case.  With some hard knock negotiations, our expert team was able to obtain preliminary approval for the Short Sale along with terms and conditions.   This Preparation Phase took about 4 weeks to complete.  During that time the homeowner was able to live in the property as normal, with no interruptions from other agents or prospective home buyers, and due to their hardship, were forced to stop making their mortgage payments and lived rent free.

PHASE II: Phase II was the start of the our Short Sale Marketing-Sales Phase where we market the property for sale extensively on the Internet and in the Multiple Listing Service (MLS) for a price of at a price of $925,000. After a period of about 2 weeks, we obtained a solid offer from a qualified  buyer for $850,000.   After a couple days of negotiations headed up by our short sale Realtor,  we obtained a purchase price of $875,000.

PHASE III: This final Phase is the Short Sale Bank Closing.   After we obtain the signed offer from the Buyer, we packaged the purchase offer, along with required Short Sale disclosures and Buyers loan qualification paperwork. We submit the updated package to the 1st and 2nd mortgage banks, to conduct the final short sale adjustments of the terms, conditions and costs.   After some tough negotiations with our expert short sale Realtor team, our attorney and the bank officials, we got both the 1st and 2nd Mortgage Banks to agree to this short sale offer of $875,000. Once we received the bank short sale approval letters, we moved forward with the buyers closing through escrow. The last Phase was completed in about 27 days.

The result was that the entire debt on the home was removed from the homeowner. The homeowner was able to live in their home during this short sale process and did not make any mortgage payments payments. They were also able to rent a comparable home for substantially less then what their payments used to be. In addition, the homeowners credit was not as badly damaged as it would have been if the banks had foreclosed. They are now working with our credit restoration affiliate and their credit rating should be repaired to a level where they should be able to buy again home in Irvine by the end of 2009′ .

Currently there are 221 detached homes for sale in Ladera Ranch, CA.  these homes range in price from $465,000 for a 3 bedroom, 2 bath, 1,812 square foot home in the Tarleton tract on Rinehart road.  On up to $5,995,000 for a 5 bedroom, 7.5 bath, 8,700 square foot estate property in Covenant Hills on Bell Pasture Road.  The median priced home is $989,900, and the average priced home is $1,309,576.  The average days on market is 96 days and the average price per square foot is 376/SqFt.

Today, there are 24 detached single family homes that are under contract Pending in escrow.  These homes range in price from $524,900 for a 3 bedroom, 2.5 bath, 1,775 square foot home on Livingston Place in the Westcott tract.  The maximum home in escrow, is $3,395,000 for a 5 bedroom, 5.5 bath, 4,923 square foot estate home in Covenant Hills on Mission Ridge.  The median priced home is $989,000 and the average priced home in escrow in Ladera Ranch is approximately $1,250,000.  The average price per square foot is $324/SqFt and the average days on market is 80 days.

For homes that have sold and closed in the past 90 days in Ladera Ranch, there  were 42 such detached homes that sold.  These homes range in price from $479,900 for a 3 bedroom, 2.5 bath, 1,600 square foot on Amy Way in the ??? tract.  The highest priced home sold was for $4,350,000 for a 4 bedroom, 5.5 bath, 7,820 square foot estate San Jose street in Covenant Hills.  The median priced home is $824,900 and the averaged priced home is $931,606.  the average price per square foot is $320/SqFt and the average days on market is 81 days.

Comparing these home Sold statistics to the same 90 day period of time last year we find the following.  1 year ago, there were 83 homes that sold and closed escrow in the same 3 month period of time.  The median priced home sold 12 months ago was $835,000 and the  averaged priced home was $1,037,505.  The average price per square foot was $359/SqFt and the average days on market was 81 days.  Below is a table of the results.

The real estate market in Ladera Ranch has been booming ever since it’s inception in the year 2000′.  But after many year of skyrocketing appreciation, and the collapse of the sub-prime mortgage industry, real estate has been depressed in the recent past, and it is now a good time to look at making a purchase.  Currently, there are 31 homes and condos listed for sale in Ladera Ranch CA. that are in Foreclosure, or are Bank Owned REO, or are in a Short Sale situation. 

The lowest price distressed detached home is located on Irish Moss in the Savannah tract of Ladera Ranch, CA.   The asking price is $574,900 and this home comprises of 3 bedroom,s 2.5 baths, and 1,800 square feet of living area.  It was built in 2002′ and has a 2 car garage ad a private wrap around patio.  This property is a Short Sale and would require lender approval.

Ladera Ranch Real Estate Prices

The real estate market in south Orange County has slowed down considerably in the past 12 months, including Ladera Ranch, CA.  Home and Condos are still selling here, but they have to be priced at just below “Market Value” in order to sell.  Below is the current snap shot of Condo and detached Home prices for Ladera Ranch.

Currently there are 153 attached condos fro sale ranging in price from a low of $394,900 for a 1 bedroom. 1.5 bath, 2 car garage on Sansovino street in the Sansovino tract.  The highest priced condo for sale is $869,900 for a 3 bedroom, 2.5 bath, 2 car garage on Salvatore street in the Castellina subdivision.  The median priced Condominium is $545,000 and the average asking price for Condos in Ladera Ranch is $553,537.  

On this day there are 14 attached condominiums that are under contract In Escrow in Ladera Ranch.  They range in price from $449,000 for a 2 bedroom, 2.5 bath, 2 car garage on Valmont street in the Valmont tract, on up to $659,000 for a 3 bedroom, 2.5 bath, 2,105 square foot townhome on Azara street in the Branches subdivision.  The median priced condo currently in escrow is $519,900.

For the past 90 days, there were 53 condos and townhomes that have sold and closed escrow in Ladera Ranch.  These range in price from a low of $379,900 for a 1 bedroom, 1.5 bath, 1,000 square foot condo on Sansovino street in the Sansovino subdivision.  On up to $830,000 for a 4 bedroom, 3 bath, 2,581 square foot townhome on Salvatore street in the Castellina subdivision.  The Median priced condo that sold was $497,500 and the average price was $515,245.  The average days on market was 61 days, and the average price per square foot was $342/SqFt.   Compared to the same 90 day period one year ago (2006′), we had a total 57 condos that sold and closed escrow.  These condos ranged in price from $405,000 on up to $685,000.  The median price was $520,000 and the average price was $535,310.  The average days on market was 51 days and the average price per square foot was $363/SqFt.  

For detached single family homes (SFR’s), there are currently 264 homes listed for sale, and they range in price from $586,000 for a 3 bedroom, 2.5 bath, 1,397 square foot 2 story, Bank Short Sale home on Ash Hollow Trail in the Trails subdivision.  The highest asking price is $5,795,000 for a 4 bedroom, 5.5 bath, 7,269 square foot estate on San Jose street located in Covenant Hills.  The median priced home for sale currently in Ladera Ranch is $979,000 for a 5 bedroom, 3 bath, 2,800 square foot 2 story home. 

Today, there are a total of 40 detached homes in Ladera Ranch that are sold under contract in escrow.  These homes range in price from $599,000 for a 3 bedroom, 2,5 bath, 2,000 square foot home on Rinehart road in the Tarleton tract.  And the highest asking price in escrow is $1,775,000 for a 6 bedroom, 4.5 bath, 3,900 square foot estate on Fayette circle in the Bellataire subdivision. The median price of these 40 homes is $1,049,000.

For the past 3 months, there have been 73 homes that have sold and closed escrow.  These detached homes range in price from $578,000 for a 3 bedroom, 2.5 bath, 1,550 square foot home in Snapdragon street, in the Savannah tract.  Up to $2,400,000 for a 5 bedroom, 5.5 bath, 5,411 square foot home on Kent court in the Alisal subdivision. The median priced home sold is $837,950 and the average price of these sold homes is $950,166.  The average days on market is 75 days, and the average price per square foot is $354/SqFt.  For the same 90 day time period one year ago (2006′), there were 92 homes that sold and closed in Ladera Ranch.  These homes ranged in price from $605,000 up to $4,000,000.  The median priced home was $860,000 and the average home price was $1,022,347.  The average days on market was 58 days, and the average price per square foot was $392.

As a result of the slow market conditions, the current prices of homes and condos are down about 5% to 10% as compared to last year at this time.  It is a Buyers market today, and a good time to buy at these prices and continued low interest rates. Ladera Ranch Median and Average Homes Prices

The Ladera Ranch real estate market has slowed down considerably in the past 12 months, but on the other hand it is far from a bubble bursting.  In the past 90 days, there have 83 homes that have sold and closed escrow in Ladera Ranch. The median priced home sold was $915,000 and the average price was $1,051,000.  The average price per square foot was $313 and the average days on market was 82 days. 

For attached Condos, there were 36 Condominiums that sold and closed escrow in the past 90 days.  The median sold price was $500,000 and the average sales price was $538,852.  The average price per square foot was $307 and the average days on market was 81. 

During this same 3 month period last year, there were 87 detached homes that have sold and closed escrow in Ladera Ranch.  The median price of these 87 homes was $785,000 and the average price was $916,025.  The average price per square foot is $374 and the average days on market was 58 days.  Comparing today’s prices to last year shows that the market has maintained well despite the negative press in the newspapers.  The median price has increased 16% and the average price was up by 14% in the past 12 months.  The average price per square foot has decreased by 21% in the past 12 months, which indicates that larger homes have been purchased recently as compared to 12 months ago.

For attached Condos, there 47 Condominiums that sold and closed escrow in Ladera Ranch last year during the same 3 month period.  The median Condo sales price was $495,000 and the average price was $537,377.  The average price per square foot was $362 and the average days on market was 49.  The median and average price for attached Condos has remained relatively unchanged compared to this same 90 day period 12 months ago.

Currently, there are 33 detached homes under contract In Escrow in Ladera Ranch.  They range in price from $624,900 for a 3 bedroom, 2.5 bath, 1,600 square foot home on Cecil Pasture Rd in the Waistcoat tract, on up to $1.75 Million for a 6 bedroom, 5.5 bath, 5,695 square foot estate on Andromeda Isle in Covenant Hills. The average price of these homes in escrow is $1.16 Million and the average price per square foot is $365. 

Currently, there 148 detached single family homes listed for sale in Lad era Ranch.  These homes ranch in price from $560,000 for a 3 bedroom, 3.5 bath, 1,700 square foot home on Reinhard Rd in the Carleton tract in Tremor Village.  The highest asking price is $6 Million for a brand new 6 bedroom, 5 bath, 7,716 square foot estate on Franciscan Crt in Covenant Hills.  The median price is $1.1 Million and the average price is $1.39 Million.  The average price per square foot is $411 and the average days on market for 86 days.

For attached townhomes, there are 85 condos currently active for sale in Ladera Ranch.  These condos range in price from $389,900 for a 1 bedroom, 1.5 bath, 1,100 square foot condo on Hinterland Way in the Valmont tract.  On up to $955,000 for a 3 bedroom. 3.5 bath, 2,246 square foot condo on Tuscany in the Castellina tract.
