The Median price of the 51 homes sold 12 months&nbsp;ago was $766,000 and the average price of these homes was $927,527.&nbsp;&nbsp; Looking at these figures one may draw the conclusion the homes prices have increased by about 25% in the past 12 months&#8230; but nothing could be farther from the truth.&nbsp; What has happened, is that there have been far more sales of larger and higher priced homes in the past 90 days, then there were 12 months ago.
