The desired La Paz community in Mission Viejo, CA. comprises of 1,263 detached homes built by the Mission Viejo Company.  The La Paz tract was one of the first communities built in Mission Viejo with home construction starting in 1966 and completed around 1970.  Over the years, this community has maintained a high level of pride of ownership which continues to this day.

These La Paz tract homes were built on spacious lots ranging in size from about 6,500 square feet to 10,000 square feet.  Each home also included a fireplace and 2 car garage.

Today, there are 8 homes Active for sale in the La Paz tract ranging in price from $719,900 for a 4 bedroom, 3 bath, 1,875 square foot home, on up to $899,900.  The median price of these homes for sale is $800,000 and the average days on market is 62 days.

There are currently two La Paz tract homes Pending in escrow and the asking prices were $729,000 for a 3 bedroom, 2 bath, 1,488 square foot home and $739,900 for a 4 bedroom, 2 bath, 1,656 square foot home.  For the month of November of this year, there were 4 homes Sold and closed and escrow. The sales prices ranged from $725,00 for a 3 bedroom, 2 bath, 1,450 square foot home on up to $869,000 for a 3 bedroom, 2 bath,  2,291 square foot home.  These sold homes were on the market for sale for an average of 33 days.  The average sales price for these 4 homes sold in November of 2005' was $788,750, as compared to the average price of  $563,000 for 2 homes that were sold in November of 2004' in the La Paz tract.

Both the central and south tracts of La Paz are serviced by the respected Saddleback Valley Unified School District.   The K through 6th grade is serviced by either the Linda Vista Elementary school or the De Portola Elementary school.  The intermediate school is La Paz middle school and the upper grades are at the respected Mission Viejo High School.
