Ladera Ranch House Prices have increased dramatically since this community first began in the 2000.  Today, the median price for detached houses sold in November now stands at $865,000, as compared to the median price sold in January of $709,000 for a detached house.  This represents a 18% price increase for detached houses in Ladera Ranch for the first 11 Months of this year. 

Currently there are 98 detached houses for sale in Ladera Ranch, with a median asking price of  $1,099,900 and the average days on market is 58 days.  The least expensive house on the market for sale is $580,000 for a 2 bedroom, 2 bath, 1,400 SqFt house.  And the most expensive home is $5,900,000 for a 6 bedroom, 5.5 bath, 8,441 SqFt estate with with panoramic views located in Covenant Hills of Ladera Ranch.

There are currently 41 detached houses in Ladera Ranch pending in escrow.  The lowest price is $609,900 and the highest price detached house currently in escrow is  $3,900,000.        

For the 3rd quarter of 2005' (July, Aug, Sept), there were 132 detached houses sold in Ladera Ranch.  The median house price was $790,000 and the average dollar per square foot was $370/Sqt .  The average closed sold price was only 2% less than the average asking price for the 3rd quarter, and the average days on market before the sale was 48 days.  These are the traditional indicators of a strong sellers market, even though the market has cooled down substantially in the past 2 months.

Based upon our weekly analysis of the months of inventory for south Orange County, we foresee a slow down in house appreciation for the remained of this year and well into next year.  But, we do not foresee house prices decreasing in Ladera Ranch in  2006'.  On the contrary, we expect a moderate appreciation rate from between 2% to 6% due to:  1.) General lack of housing supply in Orange County, and most all of the buildable lots in Ladera Ranch have been built on and sold.  2.) Even though interest rates have increased slightly and may increase a bit more, these rates are still very low compared to historical standards.  3.) Low unemployment in Orange County.  4.) Housing demand still strong in desirable Ladera Ranch.
