Median House Prices in desirable Laguna Niguel have increased from a median price of $771,500 in January for detached houses, to a median price of $890,000 in October of this year. This represents a 15% price increase for detached houses in Laguna Niguel for the first 10 Months of this year. Based upon our weekly analysis which has shown an increase of the months of inventory, we foresee house prices staying flat for the remainder of 2005' in Laguna Niguel.
For the 3rd quarter of 2005' (July, Aug, Sept), there were 195 detached houses sold in Laguna Niguel, and the average dollar per square foot was $425/Sqt . The average closed sold price was only 3% less than the average asking price for the 3rd quarter. And the average days on market before the sale was 50 days, which are both signs of a healthy market even though the market has cooled down in the past 2 months.
Currently there are 138 detached houses for sale in Laguna Niguel, with a median asking price of $1,099,000 and the average days on market is 58 days. The least expensive house on the market for sale is $612,000 for a 2 bedroom, 2 bath, 1,117 SqFt house in the Terra Nova tract. And the most expensive home is $7,695,000 for a 6 bedroom, 9 bath, 7,415 SqFt estate with Ocean view located in Monarch Point community of Laguna Niguel.
We do not foresee house prices decreasing in Laguna Niguel in 2006'. On the contrary, we expect a moderate appreciation rate from between 3% to 8% due to: a general lack of housing supply, interest rates still very low compared to history, low unemployment in Orange County, and housing demand still strong in Laguna Niguel.
