There are currently 155 detached homes currently listed for sale in San Juan Capistrano.  These homes range in price from  a low of $215,000, for a 1 bedroom, 1 bath, 785 square foot condo on Alipaz located in the Casitas De Alipaz tract.  On up to $19,995,000 4 bedroom, 3 bath, 6,000 square feet equestrian estate on 10 acres located on San Juan Creek Road.  The median price of these 155 homes is $1,095,000 and the average price is $1,574,000.  the average days on market is 117 and he average price per square foot is $450.

There are currently 14 homes pending in escrow in San Juan Capistrano.  These homes range in price from $290,000 for a 2 bedroom, 1 bath 945 square foot detached home located on Calle La Bamba.  The highest priced home under contract is a 6 bedroom, 5 bath, 5,000 square foot estate on Ortega Hwy.  The median priced home is $649,899.

In the past 90 days, there were 36 detached homes that sold and closed escrow.  These homes range in price from a low of $425,000 for a 3 bedroom, 2 bath 1,433 square foot detached home on Via San Vincente in the Las Brisas tract.  The highest priced home sold was for $5.5 Million for a 6 bedroom, 9.5 bath, 8,250 square foot estate on Highland Dr.  The median priced sold home price is $1,039,925 and the average price is $1,229,343.  The average price per square foot is $376/SqFt and the average days on market is 85 days.

Comparing these sold prices for the past 90 days, to the same time period 12 months ago we find that there were 51 homes that sold and closed escrow.  The Median price of the 51 homes sold 12 months ago was $766,000 and the average price of these homes was $927,527.   Looking at these figures one may draw the conclusion the homes prices have increased by about 25% in the past 12 months... but nothing could be farther from the truth.  What has happened, is that there have been far more sales of larger and higher priced homes in the past 90 days, then there were 12 months ago. To get a true reading on the direction of prices, the price per square foot is a much better indicator.  12 months ago the price per square foot of these 51 homes sold was $410/SqFt, and today it is $376/sqFt which represents a 8% drop in prices from last year.

San Juan Capistrano has just two residential for ownership retirement communities.  One is called San Juan Hills and the other is San Juan Hills East.  San Juan Hills is located on San Juan Creek Rd. just east of Hwy 5, and is surrounded by the San Juan Hills public golf course.  San Juan Hills East is located just 1/2 east in the same general vicinity.

San Juan Hills retirement community consists of a variety of 2 and 3 bedroom attached single story condos with 2 car garages.  These attached homes were constructed over a period of time starting in the mid 1960's until the early 1970's.  The four floor plans are as follows:
  • Plan 1 - 2 bedroom, 2 bath, 1,300 square feet, 2 car garage.
  • Plan 2 - 2 bedroom, 2 bath, 1,450 square feet, 2 car garage.
  • Plan 3 - 2 bedroom, 2 bath, 1,680 square feet, 2 car garage.
  • Plan 4 - 3 bedroom, 2.5 bath, 1,730 square feet, 2 car garage.
Over the years, many of these basic floor plans have been remodeled and expanded, offering a wide variety of floor plan options.  The Association dues range in the low $200's per month range at the time of this writing.  These dues include community swimming pool, basic fire insurance, senior community, landscaping and exterior maintenance.

San Jaun Hills East was developed in the late 1970's and the last homes were completed in the early 1980's.  These single story attached homes consist of 3 basic floor plans as follows: 
  • Plan A - 3 bedroom, 2 baths, 1,750 square feet, 2 car garage.
  • Plan B - 3 bedroom, 2 baths, 1,735 square feet, 2 car garage.
  • Plan C - 2 bedroom, 2 baths, 1,325 square feet, 2 car garage.
The association dues for San Jaun Hills East are in the mid $250/mos price range and include basic fire Insurance, exterior Maintenance, swimming Pool, Sauna, Trash, landscaping maintenance, Senior Community, Storage Area, and Water.  Prices currently range from $450,000 up to $600,000.
