Currently, there are 461 properties Active for sale in Mission Viejo, Ca. Of these, 150 are attached Condominiums, and the remaining 311 active listings are detached single family homes. There are a total of 175 homes and condos currently in escrow which represents approximately a current reading of 4 months of inventory. In addition, there were 83 properties that sold and closed escrow in the month of April, which equates to about 5.5 months of inventory from sales that occurred about 2 months ago. The market is definitely improving for the months of inventory for most of last year in Mission Viejo was much higher at about the 10 month range. Of these 461 properties listed for sale in Mission Viejo, CA, 164 are short sales which represent 35.5% of the total inventory of listings. Also, 37 of the active listings are Bank Owned foreclosures (REO) which represents about 8% of the total inventory. The total number of financially distressed listings is 201 which is 43% of the total inventory of properties listed for sale. Currently, of the 175 total properties pending in Escrow in Mission Viejo, 49 of these homes and condos are short sales. This represents about 28% of the inventory of properties under contract in escrow. In addition, there are 31 properties pending in escrow that are bank owned foreclosures, which represents about 21% of the total pending properties. A Gated entrance for single family home and Condo subdivisions offer a feeling of prestige and safety to a residential community. Although Mission Viejo is one of the lowest crime cities in the U.S., many people prefer gated communities for that extra sense of security.
There are two forms of gated subdivisions. One is he automatic gated entrance which is typically activated by the home owners using a remote controlled opener and security code that is changed periodically. The other is a human 24 hour gate guard, or a combination of a human gate guard during certain hours, and an automated gated entrance during off hours.

The Castille tract of homes were built by the renowned Mission Viejo Company. There are actually two tracts, one located in Central Mission Viejo and the other located North Mission Viejo. Castille North is located by the intersections of Los Alisos Blvd. and Vista Del Lago and Castille Central is located by the intersection of Trabuco Rd and Marguerite Pkwy. Mission Viejo detached House prices have increased substantially since December of last year. Recently though, the Mission Viejo and Orange County real estate makret has slowed down considerably.
Currently, there are 166 detached houses listed for sale in Mission Viejo ranging in price from $469,900 for a 2 bedroom, 1 bath, 965 Square Foot home in the retirement community of Casta Del Sol, on up to a house for sale for $3,295,000 with 5 bedrooms, 5 baths, and 5,264 square feet located lake front on Lake Mission Viejo. The median priced house currently for sale is $799,900 and the average price per square foot is $420/SqFt.
On this day, there are currently 76 detached houses Pending in escrow. The lowest priced house is a 3 bedroom, 2 bath 1,472 square feet $549,990 in the retirement community of Casta Del Sol, and the most expensive asking price is $1,299,000 for a 4 bedroom, 4.5 bath, 3,403 square foot. The median priced home is $749,000 for a 3 bedroom, 2.5 bath, 2,036 square foot.
For the month of December, there were 57 detached houses in Mission Viejo that sold and closed escrow. The desired La Paz community in Mission Viejo, CA. comprises of 1,263 detached homes built by the Mission Viejo Company. The La Paz tract was one of the first communities built in Mission Viejo with home construction starting in 1966 and completed around 1970. The average sales price for these 4 homes sold in November of 2005' was $788,750, as compared to the average price of $563,000 for 2 homes that were sold in November of 2004' in the La Paz tract.

The K through 6th grade is serviced by either the Linda Vista Elementary school or the De Portola Elementary school. The intermediate school is La Paz middle school and the upper grades are at the respected Mission Viejo High School.

Deane Homes in central Mission Viejo were built by the Deane Brothers in the mid to late 1960's. This tract of 652 detached homes has maintained its popularity to this day. The Deane Brothers developed 7 distinct one and two story floor plans as listed below:
