The real estate market in south Orange County has slowed down considerably in the past 12 months, including Ladera Ranch, CA. Home and Condos are still selling here, but they have to be priced at just below "Market Value" in order to sell. Below is the current snap shot of Condo and detached Home prices for Ladera Ranch.
Currently there are 153 attached condos fro sale ranging in price from a low of $394,900 for a 1 bedroom. 1.5 bath, 2 car garage on Sansovino street in the Sansovino tract. The highest priced condo for sale is $869,900 for a 3 bedroom, 2.5 bath, 2 car garage on Salvatore street in the Castellina subdivision. The median priced Condominium is $545,000 and the average asking price for Condos in Ladera Ranch is $553,537.
On this day there are 14 attached condominiums that are under contract In Escrow in Ladera Ranch. They range in price from $449,000 for a 2 bedroom, 2.5 bath, 2 car garage on Valmont street in the Valmont tract, on up to $659,000 for a 3 bedroom, 2.5 bath, 2,105 square foot townhome on Azara street in the Branches subdivision. The median priced condo currently in escrow is $519,900.
For the past 90 days, there were 53 condos and townhomes that have sold and closed escrow in Ladera Ranch. The median price was $520,000 and the average price was $535,310. The average days on market was 51 days and the average price per square foot was $363/SqFt.
For detached single family homes (SFR's), there are currently 264 homes listed for sale, and they range in price from $586,000 for a 3 bedroom, 2.5 bath, 1,397 square foot 2 story, Bank Short Sale home on Ash Hollow Trail in the Trails subdivision. The highest asking price is $5,795,000 for a 4 bedroom, 5.5 bath, 7,269 square foot estate on San Jose street located in Covenant Hills. The median priced home for sale currently in Ladera Ranch is $979,000 for a 5 bedroom, 3 bath, 2,800 square foot 2 story home.
Today, there are a total of 40 detached homes in Ladera Ranch that are sold under contract in escrow. These homes range in price from $599,000 for a 3 bedroom, 2,5 bath, 2,000 square foot home on Rinehart road in the Tarleton tract. And the highest asking price in escrow is $1,775,000 for a 6 bedroom, 4.5 bath, 3,900 square foot estate on Fayette circle in the Bellataire subdivision. The median price of these 40 homes is $1,049,000.
For the past 3 months, there have been 73 homes that have sold and closed escrow. These detached homes range in price from $578,000 for a 3 bedroom, 2.5 bath, 1,550 square foot home in Snapdragon street, in the Savannah tract. Up to $2,400,000 for a 5 bedroom, 5.5 bath, 5,411 square foot home on Kent court in the Alisal subdivision. The median priced home sold is $837,950 and the average price of these sold homes is $950,166. The average days on market is 75 days, and the average price per square foot is $354/SqFt. For the same 90 day time period one year ago (2006'), there were 92 homes that sold and closed in Ladera Ranch. These homes ranged in price from $605,000 up to $4,000,000. The median priced home was $860,000 and the average home price was $1,022,347. The average days on market was 58 days, and the average price per square foot was $392.
As a result of the slow market conditions, the current prices of homes and condos are down about 5% to 10% as compared to last year at this time. It is a Buyers market today, and a good time to buy at these prices and continued low interest rates. The Ladera Ranch real estate market has slowed down considerably in the past 12 months, but on the other hand it is far from a bubble bursting. In the past 90 days, there have 83 homes that have sold and closed escrow in Ladera Ranch. The median priced home sold was $915,000 and the average price was $1,051,000. The average price per square foot was $313 and the average days on market was 82 days.
For attached Condos, there were 36 Condominiums that sold and closed escrow in the past 90 days. The median sold price was $500,000 and the average sales price was $538,852. The average price per square foot was $307 and the average days on market was 81.
During this same 3 month period last year, there were 87 detached homes that have sold and closed escrow in Ladera Ranch. The median price of these 87 homes was $785,000 and the average price was $916,025. The average price per square foot is $374 and the average days on market was 58 days. Comparing today's prices to last year shows that the market has maintained well despite the negative press in the newspapers. The median price has increased 16% and the average price was up by 14% in the past 12 months. The average price per square foot has decreased by 21% in the past 12 months, which indicates that larger homes have been purchased recently as compared to 12 months ago.
For attached Condos, there 47 Condominiums that sold and closed escrow in Ladera Ranch last year during the same 3 month period. The median Condo sales price was $495,000 and the average price was $537,377. The average price per square foot was $362 and the average days on market was 49. The median and average price for attached Condos has remained relatively unchanged compared to this same 90 day period 12 months ago.
Currently, there are 33 detached homes under contract In Escrow in Ladera Ranch. Today in the beautiful master planned community of Ladera Ranch there are 212 Detached homes Active for sale. The median price of these homes is $1,137,000 and the average price is $1,368,738. The average price per square foot for these detached houses is $420 and the average days on market is 63 days. The lowest priced detached home is a 3 bedroom, 2.5 bath, 1,400 square foot home for $624,900 in The Trails tract, and the highest priced home is 6 bedroom, 5 bath, 8,441 square foot estate in Covenant Hills priced at $5,900,000.
For all detached homes that have accepted a contract and are pending in Ladera Ranch, there are currently 52 homes In Escrow. The median price of these homes In Escrow is $999,876. The average price per square foot for these homes is $386 and the average Days on Market is 45 days.
For the month of April, 2006', there have been 30 detached homes that have sold and closed escrow in Ladera Ranch. Since the real estate market in Ladera Ranch and the rest of Orange County, CA has recently slowed down considerably, the MLS is a must have in the marketing and sales of homes and condos today. Gone are the days when you could just stick a sign in the front yard and have several purchase offers by the end of the week.
The MLS stands for Multiple Listing Service and is a cooperative arrangement among all licensed real estate professionals. Here is how it works, a licensed real estate agent will contract with a home owner to sell their home. This Listing Contract specifies a commission that the seller will pay when the home sells, and this commission is split between the Listing Agent the subsequent Buyer Agent that sells the home to the future Buyer. The Listing Agent lists the home for sale in the MLS computerized database, and then this new listing is made electronically available to some 20,000 other real estate agents throughout Orange County and Ladera Ranch.
The vast majority of homes and condos listed for sale in Ladera Ranch are placed on the MLS. The MLS is more powerful marketing tool today than ever before due to partnerships and affiliations created over the past several years with other Internet portals. Today, when a home is put up for for sale in Ladera Ranch and is listed in the MLS, is advertised in more than 40 major Internet websites. The MLS that is used here in Ladera Ranch is called the SoCalMLS which covers the entire Orange County real estate market and many other cities outside the county as well. The MLS is a very secure and password protected system. Today, there are over 20,800 properties listed for sale in Orange County, and there are 273 residential homes and condos listed for sale in Ladera Ranch. Currently, the Median asking price for a detached house in Ladera Ranch is $1 Million, and the Median asking price for an attached Condo in Ladera Ranch is $565,000.

Ladera Ranch House Prices have increased dramatically since this community first began in the 2000. Today, the median price for detached houses sold in November now stands at $865,000, as compared to the median price sold in January of $709,000 for a detached house. This represents a 18% price increase for detached houses in Ladera Ranch for the first 11 Months of this year.
Currently there are 98 detached houses for sale in Ladera Ranch, with a median asking price of $1,099,900 and the average days on market is 58 days. The least expensive house on the market for sale is $580,000 for a 2 bedroom, 2 bath, 1,400 SqFt house. And the most expensive home is $5,900,000 for a 6 bedroom, 5.5 bath, 8,441 SqFt estate with with panoramic views located in Covenant Hills of Ladera Ranch.
There are currently 41 detached houses in Ladera Ranch pending in escrow. The lowest price is $609,900 and the highest price detached house currently in escrow is $3,900,000.
For the 3rd quarter of 2005' (July, Aug, Sept), there were 132 detached houses sold in Ladera Ranch. The median house price was $790,000 and the average dollar per square foot was $370/Sqt . The average closed sold price was only 2% less than the average asking price for the 3rd quarter, and the average days on market before the sale was 48 days. These are the traditional indicators of a strong sellers market, even though the market has cooled down substantially in the past 2 months.
Based upon our weekly analysis of the months of inventory for south Orange County, we foresee a slow down in house appreciation for the remained of this year and well into next year. But, we do not foresee house prices decreasing in Ladera Ranch in 2006'. On the contrary, we expect a moderate appreciation rate from between 2% to 6% due to: 1.) General lack of housing supply in Orange County, and most all of the buildable lots in Ladera Ranch have been built on and sold. 2.) Even though interest rates have increased slightly and may increase a bit more, these rates are still very low compared to historical standards. 3.) Low unemployment in Orange County. 4.) Housing demand still strong in desirable Ladera Ranch.
