For attached townhomes today, there are 18 Condos listed for sale in Talega.  They range in price from $499,990 for a 2 bedroom, 2 bath, 1,211 square foot condo on Paseo Luna in the Alassia subdivision.  On up to $879,000 for a 3 bedroom, 2 bath, 2043 square foot single townhome with a gold course view on Avenida Cristal in the Carmel tract.  The median price of the these 18 condos is $609,900 and the average price is $640,588.  The average price per square foot is $391 and the average days on market is 61 days.

For the same 90 day period last year, there were also 35 detached homes that have sold and closed escrow in Talega in San Clemente.  The medain price of these homes is $950,000 and the average price is $1,153,511.  The average price per square foot was $397 and the average days on market was 31 days.  Comparing these figures to the current day market conditions, finds that the Talega real estate market has faired well in the past year flying in the face of the substantial negative press with regard to the local real estate market.  The average price of homes sold has increased by 12%, while the median price has held steady.  The average price per square foot has decreased by 15%, which indicates that larger homes were purchased in the past 12 months.
