Del Prado Condos in Laguna Niguel, CA.

Del Prado condos are located close to the corner of Crown Valley Parkway and Greenfield Drive.  This beautiful condominium community consists of 444 attached condos and 66 detached patio homes. 

There are 7 townhomes currently active for sale in Del Prado, ranging in price from $400,000 for a 1 bedroom, 1 bath, 891 square foot condo on Via Azul, up to $624,900 for a 3 bedroom, 2.5 bath, 1,700 square foot detached patio home on Via Del Aqua.  The average price of these 7 condos is $544,928 and the average price per square foot is $408/SqFt.  The average days on market is 76 days.

Today there are 2 condos sold in escrow, with an asking price of $415,000 on Via Terracina and $505,000 on Via Janeiro.  In the past 90 days, there were 9 condos that have sold and closed escrow in Del Prado in Laguna Niguel.  The lowest priced condo sold was $366,500 for a 1 bedroom, 1 bath unit on Via Terracina, and the most expensive was $640,000 for a 3 bedroom. 2.5 bath, 1,700 square foot detached patio home on Via Mirada.  the median priced home was $515,000 and the average price of the homes sold in the past 90 days was $508,311. The average price per square foot was $384/SqFt and the average says on market was 97 days.

Aliso Viejo CA. Condo Prices – 3rd Quarter 2006′

The real estate market in Aliso Viejo, CA. and elsewhere in southern California has slowed down substantially as compared to 2005′.  This article will examine current Condo prices and we will release similar statistics for detached homes in Aliso Viejo in the near future. 

Currently there are 220 attached condominiums and townhomes for sale in Aliso Viejo.  These condos range in price from $309,000 for a 1 bedroom, 1 bath, 636 square foot Condo in the Seagate Colony tract on Whippoorwill Lane, on up to $759,900 for a 3 bedroom, 2.5 bath, 1,904 square foot condominium with panoramic view in the California Renaissance tract on Donatello street.  The Median priced condo in Aliso Viejo is $484,000 for a 2 bedroom, 2.5 bath, 1,366 square foot unit.  The averaged price of these 220 condos is $497,436 and the average price per square foot is $397/SqFt.  The average days on market is 65 days.

Today, there are 47 condominiums and townhouses sold In Escrow in Aliso Viejo, CA.  These condos range in price from $299,000 asking price for a 1 bedroom, 1 bath, 636 square foot unit in the Seagate Colony tract on Sandpiper Lane.  Up to a maximum of $629,900 for a 3 bedroom, 2.5 bath, 1,569 square foot home with panoramic view in the La Mirage tract on La Mirage Circle.  The median price of these 47 units is $454,900.  

For the 3rd quarter of 2006′ (July, August and September) there were 129 condos sold.  The lowest 1 bedroom, 1 bath, 672 square foot condo located in the Heather Ridge subdivision on Cambria Lane. The highest priced condo is $635,000 for a 3 bedroom, 2.5 bath, 1,806 square foot in the Windwards tract locate on Conch Reef road.  The  median priced condo sold in the 3rd quarter was $480,000 and the average price was $490,961.  The average price per square foot was $356/SqFt and the average days on market was 48.  Compared to the 3rd quarter of last year (2005′), there were 212 condos sold at that time, and the median priced condo back then was $475,000 and the average of those 212 condos was $488,510.  The average days on market in the 3rd quarter of 2005′ was 33 days.

Ocean View Homes in San Clemente, CA.

San Clemente, CA:  Due to the hilly terrain of the beach town of San Clemente, many residential homes and condos boast of spectacular Ocean and Catalina Island views.  Some of the first Ocean view homes ever constructed in San Clemente were built in the 1920′s.  The majority of the homes built back then were developed by the visionary Mr. Ole Hanson, who was the founder of San Clemente and dubbed this city the “Spanish Village by the Sea”. 

Due to the evolution of residential development spanning 80 some years, San Clemente offers a wide range of Ocean view properties with regard to size, style, age and ultimately price… from small and relatively affordable condos, ocean close beach cottages, to expansive Estate properties with sweeping panoramic Ocean views.  Currently there are  60 condos that are active for sale in San Clemente that offer some type of Ocean view and these condominiums range in price from a low of $349,000 for a 1 bedroom, 1 bath, 495 square foot condo on Avenida Del Presidente, on up to $3,495,000 for a 4 bedroom, 3.5 bath, 3,108 square foot beach front condominium located in the Vista Pacifica Villas tract on Arenoso Lane.   The median price of these 60 Ocean view condos in San Clemente is $849,500 and the averaged sized Condominium for sale currently is 1,547 square feet.

For single family detached homes offering an Ocean view, there are currently 183 such properties on the market for sale in San Clemente.  These homes range in price from $787,000 for a 3 bedroom, 2.5 bath, 1,812 square foot home in the Richmond Pointe tract on Albergar street.  On up to $4,450,000 for an 8 bedroom, 7 bath, 6,755 square foot custom estate built in 1997 with sweeping panoramic Ocean views on Corte Amatista street.  The median price of these 183 detached houses is $1,299,000 and the average size of these homes is 2,817 square feet.

These same Ocean views and beaches were of course the features that attracted Richard Nixon to call San Clemente home in the early 1970′s at La Casa Pacifica.    Some of the well know  beaches are San Clement State Beach, “T” street beach and the downtown Pier.  San Clemente beaches are very scenic, provide for great surfing and are relatively private especially during the off season.  One of the newer developments of San Clemente to take advantage of the close proximity to the shore line and offer distant Ocean views from the surrounding hills is called Talega

Pheasant Creek Condos – Lake Forest, CA.

Pheasant Creek Condos in Lake Forest, CA. is a beautiful and tranquil community located close to the corner of El Toro Rd. and Marguerite Parkway and is just down the street from the internationally known Saddleback Valley Church.  This condominium community was built by Sterling homes and construction began in 1980 and the last condos were completed in 1983.  This fine community contains 256 condo units and boasts of a meandering creek with waterfalls that runs throughout the neighborhood.

Pheasant Creek condos incorporate 3 basic floor plans and each floor plan has an upper and lower option as listed below:

  • Plan A – lower:  1 Bedroom, 1 Bath, 610 square feet
  • Plan A – upper:  1 Bedroom, 1 Bath, 610 square feet
  • Plan B – lower:  1 Bedroom, 1 Bath, 710 square feet
  • Plan B – upper:  1 Bedroom, 1 Bath, 710 square feet
  • Plan C – lower:  2 Bedrooms, 2 Baths, 940 square feet
  • Plan C – upper:  2 Bedrooms, 2 Baths, 940 square feet

Every Condo has an laundry area within each unit, and some of the units come with a detached enclosed garage.  The association includes a sparkling pool, heated spa, tennis courts and basketball courts.  As of the date of this article the association dues are approximately $280 per month (subject to change) and include water, trash pickup, hazard insurance and general exterior maintenance. 

Because of their relative affordable price and great location, Pheasant Creek condos in Lake Forest, CA. have been popular with first time home buyers.  Buyers can use conventional financing as well and 3% down FHA loans, 0 % down Veteran (VA) loans and the CalHFA (CHFA) loan. The CHFA loan program is a little known loan government subsidized program geared for first time home buyers (ie; can’t have owned a home in less then 2 years) which provides 0% down financing at below market rates amortized over 30 years.  For example, on the day of this article, the fixed interest rate was 6% with Zero down payment.   

Today, there are 11 Pheasant Creek condos active for sale ranging in price from $276,000 for a 1 bedroom, 1 bath unit up to $375,000 for a 2 bedroom, 2 bath, 950 square foot floor plan.  Also on this day, there are 5 condos sold In Escrow in Pheasant Creek that range in price from $270,000 for the 1 bedroom, 1 bath, 710 square foot floor plan on up to $368,000 for the 2 bedroom, 2 bath model.

In the past 6 months, there have been 13 Pheasant Creek condos that have sold and closed escrow.  These condos ranged in price from $262,500 for the 1 bedroom, 1 baht, 710 square foot plan, on up to $380,000 for the 2 bedroom, 2 bath floor plan.  The median price for these 13 condos was $285,000 and the average price was $310,926.  the average price per square foot was $363/SqFt and the average days on market was 61 days.

Pheasant Creek in Lake Forest, CA. is serviced by the award winning Saddleback Valley Unified public school district.  K through 6th grade classed are conducted at the Montevideo elementary school.      The middle school in La Paz Junior high school and the upper classes are conducted at Trabuco Hills High School.
