Homes for Sale Stoneridge Estates, Mission Viejo

Beautiful Stoneridge Estates is nestled in the rolling northeast hills of Mission Viejo, CA.  This hillside location boasts of many lots with panoramic views.

Currently there are 9 homes Active for sale in Stoneridge Estates.  These homes range in price from $1,049,900 for a 4 bedroom, 2.5 bath, 2,600 SqFt home on up to $1,499,876 for a 4 bedroom, 3.5 bath, 3,400 SqFt estate.  The median asking price is currently $1,175,000 and the average days on market is 53 days. 

There are only two homes Pending in escrow in Stoneridge, Mission Viejo.  One pending property is a 4 bedroom 2.75 bath, 3,600 SqFt estate with an asking price of $1,149,000. The other home in escrow is a 5 bedroom, 3 bath, 3,100 SqFt property. 

The the 30 days from mid October to Mid November, there were 5 homes that have sold and closed escrow.  The lowest priced home was a 4 bedroom, 2.5 bath, 2,700 SqFt home and the sales price was $940,000, but did not have a view.  The highest priced home sold in this time period was a 4 bedroom, 3.5 bath, 4,000 SqFt estate which sold for $1,285,000.  The median price of these sold homes was $1,122,000 with the average days on market of 46 days.

The estate homes of Stoneridge were built by the prolific builder, Standard Pacific Homes, starting in 1996.  This elegant subdivision consists of modern California Architectures with a predominance of Stucco exteriors and concrete tile roofs.  These homes range in size from 2,500 to 4,000 SqFt, and incorporate 3, 4, 5 and 6 Bedroom homes, set on full sized lots ranging from 5,500 to 7,500 SqFt.

For the past 30 days, there have been 22 detached homes that have sold and closed escrow in Ladera Ranch. The lowest priced home sold was $615,000 for a 3 bedroom, 2.5 bath 1,500 SqFt home.  The highest priced home sold was $4,020,000 for a 5 bedroom, 6 bath, 6,200 SqFt estate.  The Median price of these homes was $865,000 and the average price was $1,054,945 with an average days on market of 55 days.  Again, these figures reflect the strong market that Ladera Ranch has been experiencing ever since this community began about 5 years ago.

Mission Viejo and Lake Forest among Safest Cities in America

The Orange County Register just reported that the recent National Crime rate survey published by Morgan Quitno Press ranks Mission Viejo and Lake Forest in there list of the top 10 safest cities in America.  This crime survey evaluates medium sized cities throughout the USA with populations from 75,000 to 100,000.   The survey evaluates nearly 700 cities across America that have a population size from 75,000 to 100,000.  This is no surprise to the locals and the city police department, for Mission Viejo has been ranking in the top 10 for eight years in a row,  This Morgan Quitno Press survey is based upon six crime statistics which are:  Burglary, Homicide, Rape, Aggravated Assault, Robbery and motor vehicle theft.

The extremely low crime rate is one the many attractions why peopl choose Mission Viejo and Lake Forest as their home.  Aliso Viejo, Laguna Niguel, Dana Point and San Clemente also have comparable low crime rates but are not included in this Morgan Quitno Press survey since the populations are less than 75,000.

Yes, south Orange County has is all… Ocean close neighborhoods, beautiful homes on rolling hills offering many views, near perfect weather, close proximity to high paying jobs, award winning public schools, clean air, all types of outdoor recreational activities within a short drive, and has some of the lowest crime in America.  The only thing we’re lacking is affordable homes, but with all of the above going for it, it’s no wonder houses are priced where they are.

Venturanza Condos for Sale, Tustin Ranch

The beautiful Condominium community of Venturanza Del Verde in Tustin Ranch was built by RGC Development Company starting in 1991.  Many of the units boast of sweeping views of the adjacent Tustin Ranch Golf Course

Currently there is only one Condo for sale in Venturanza for $699,900 for a 3 bedroom. 2.5 bath, 1,865 SqFt end unit with 2 car garage.  There 9 condos pending in escrow with a minimum asking price of $539,900 to a maximum price of $679,900

In the past 30 days, there have been two homes that have closed escrow in Venturanza Del Verde.  One Condominium on Ballesteros sold for $675,000 and was Plan 5 (below) for a 3 bedroom, 2.5 bath, 1865 SqFt and the other condo sold was on Player Ln, and sold for     was the same floor as above.

New Condos for Sale in south Orange County, CA

With the rapid increase in the prices of detached homes over the past 10 years in Orange County, Condominiums have been a very popular choice for many homebuyers.  Due to these changes in market dynamics, and the scarcity of buildable land, home builders have been building more new Condos in recent years. 

The majority of new Condos built in south Orange County in the past 2 years have occurred in Irvine, Tustin Ranch, Ladera Ranch and Talega in San Clemente. The community of Quail Hill has seen most of the new Condo construction in the city of Irvine.  There are currently 10 new Condominiums for sale that have been built in the past 2 years in Quail Hill.  These new Condos range in price from a low of $584,900 to a high of $880,000, with the median price of $739,000. There are currently 5 Condos pending In Escrow in Quail Hill priced from $502,990 to $845,000.

In Tustin Ranch, there are currently 4 new Condos for sale that have been built in the past 2 years. These range in price from $699,000 to $848,800, with an average cost per square foot of $475/SqFt. 

For south Orange County, Ladera Ranch and Talega has the highest concentration of new Condominiums built in the past 2 years. At this time there are 16 new Condos listed for sale in Ladera Ranch, with the lowest price being $494,500 and the highest price $699,000.  The median price is $559,900 and the average price per square foot is $359/SqFt.   There are currently 4 new Condos pending In Escrow and 7 Condos that have sold in the past 30 days with a median price of $478,500.

In popular community of Talega, there are currently 16 new Condos for sale ranging in price from $511,900 to $770,000, with a median price of $629,000.  There are also 3 Condos pending in escrow, and 15 new Condominiums that have sold and closed escrow in the past 30 days.

Typical Aliso Viejo Home for Sale

Median House Prices in beautiful Aliso Viejo have increased from a median price of $625,000 in January to a median price of $670,000 through to September of this year.  This represents a 7.2% increase in prices for detached houses in Aliso Viejo for the first 9 Months of this year.  Based upon our weekly analysis of  the months of inventory, which has been increasing in the past several months, we foresee house prices staying flat for the remainder of 2005′ in Aliso Viejo.    

For the 3rd quarter of 2005′ (July, Aug, Sept), there were 152 houses sold in Aliso Viejo, and the average dollar per square foot was $403/Sqt .  The average closed sold price was only 2% less than the average asking price for the 3rd quarter.  And the average days on market before the sale was 37 days, which are both signs of a healthy market even though the market has cooled done as of late.

Currently there are 103 detached houses for sale in Aliso Viejo, with a median asking price of  $759,000 and the average days on market is 43 days.  The least expensive house on the market for sale is $545,900 for a 3 bedroom, 2.5 bath, 1,300 SqFt house in the Hamptons tract.  And the most expensive home is $1,890,000 for a 5 bedroom, 4 bath, 3,950 SqFt estate with panoramic view located in the Sliver Oaks tract of Aliso Viejo.

We do not foresee a drop in house prices for 2006′.  On the contrary, we expect a moderate appreciation rate of about 5% to 10% due to:  a general lack of housing supply, interest rates are still very low compared to history, unemployment is low in Orange County, and housing demand is still strong for Aliso Viejo.
